Position Summary

Reporting to an SVP, the Vice President Development is responsible for working with the Development Team on existing and new development projects, transactional and asset management activities for each asset and/or asset area to which he/she is assigned.  In addition to the Development Team, this position will interface with Senior Management, joint venture partners, investors, internal and external professional disciplines to include tax, legal, risk management, to further the strategic objectives of the Company and, as appropriate, make recommendations to Senior Management regarding strategy, and business plans.

 

Essential Job Functions

  • Achieves the business objectives of the Company in the assigned asset areas by assuring quality & timely delivery of planning and development activities and transactional work, and asset management work in absence of VP-AM. 
  • Leads Strategic initiatives within department.
  • Sets programs, templates and procedures for deliverables and daily tasks.
  • Develop and implement a Buyer Turnover Program.
  • Responsible for meeting design, survey, and platting deadlines established in contracts for sale of commercial property to third parties.
  • Architectural review committee – review plans from commercial and residential developers for conformance with design guidelines
  • Reviews and comments on proposed commercial sales contracts for project delivery, condition at delivery, and scheduling.
  • New Business Reporting:
    • Provides written reports on progress & discrepancies.
    • Reviews project status and initiates course corrections where the development team is off-track to meet goals.
    • Collaborates with the Development Team on new projects; as well as, establishing design parameters prior to starting design on projects.
    • Responsible for identifying and pursuing accretive zoning and other land use changes.
  • Serves as primary point of contact with other builder-partners, civil engineers, surveyors, landscape engineers, and other consultants.
  • Responsible for working with government agencies and staff on all matters relating to subdivision plan approval.
  • Responsible for working with other developers on field construction issues, plan coordination, joint facility construction, and other engineering specific issues.
  • Secures proposals from and selects design consultants, supervise project design, making sure plans are reviewed and delivered for pricing and conflict check, and ensures corrections are incorporated.
  • Updates annual & 5-year budgets and business plans for development projects.
  • Assumes all duties of direct reports vacant positions.
  • Performs other duties and projects as assigned.

 

Contacts

Internal: 

Senior Vice President – Reports to, receives direction, guidance and coaching, and obtain/exchange Information.

Leadership & management – HDG and other Hunt entities, affiliates, and subsidiaries - obtain/exchange information.

 

External: 

Developers, vendors, investors, designers, advisors, consultants, contractors, government authorities (grantors), and industry professionals.

 

Financial Responsibility

  • Updates annual & 5-year budgets and business plans for development projects.
  • Approves/executes Contracts, CORs, and Invoices within authorized limits.

 
Supervisory Responsibility

Directly supervises employees.  Carries out supervisory responsibilities in accordance with Company policies and all applicable laws.  Responsibilities include recruiting, interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; providing both positive and corrective reinforcement; addressing complaints, and resolving problems.

 

Education

Undergraduate degree with a focus in real estate, finance, business administration, economics, or related discipline.  Master’s degree a plus.

 

Experience and Qualifications

  • Minimum of 8-10 years of experience in Real Estate Development, Investment, Asset or Financial Management.  Advanced knowledge of real estate development principles and skills.
  • Awareness of asset management principles and skills.
  • Strong knowledge of model building, real estate research, property underwriting and appraisal techniques.
  • Strong Knowledge of construction management practices, primarily civil infrastructure and Low- & High-density residential, to include civil and architectural design principles.
  • Ability to read and understand construction plans.
  • Proficiency with Microsoft Office, particularly Word, Excel, MS Project, and Power Point.

 

Other Skills

Requires a self-motivated, team player who pays close attention to detail and who can efficiently shift focus between various projects while adhering to demanding timelines.  Must be able to independently manage time effectively to efficiently work on varied and concurrent projects with conflicting deadlines.  Ability to work effectively in public and private settings, including with community stakeholders, government staff members, legislators, one-on-one meetings with authorities, board meetings with partners and investment/finance committees.
