JOB SUMMARY
:


The purpose of this portion is to manage multiple functions of site/building operations and maintenance of facilities within an industrial complex and/or region.


ESSENTIAL DUTIES AND RESPONSIBILITIES
:


Develops and maintains positive relationships with clients and other business units.  Conducts client and business unit meetings, communicates to client/business units regarding facilities performance. 
Communicates to client/business units regarding property profiles, emergency preparedness plans, site inspections, facility audits, safety, controls, work order progress reports, and other related reports.
Conducts client/business unit meetings on unresolved facility issues in an expeditious and professional manner.
Manages the operations and maintenance of facilities with the complex or region.
Manages facilities staff to deliver expected service levels to the client and business unit within the prescribed budget, fixed fee/lump sum.
Develop policies and procedures to ensure that client contract specifications are fulfilled.
Prepares presentations to management and client to obtain approval for projects.
Develops and recommends strategic facility management objectives for client.  Prepares capital project budgets and operating budget reports. Prepares monthly operating budget variance reports.
Responsible for facility inspections for quality assurance on a monthly basis. Ensures facility procedures comply with local, state, and federal regulations and CBRE/Client Control policies.
Manages and leads a robust behavioral-based safety program including field walks, observations and reporting.
Leads a team responsible for managing office and lab facilities at an industrial plant plus responsibilities including Janitorial, HVAC, wildlife/pest control, Electrical, landscaping & weed control, snow removal, and some services within the industrial plant process area.


SUPERVISORY RESPONSIBILIITIES:


Provides formal supervision to individual employees within the team as well as oversight of vendors contracted to perform services for the site. Responsible for recruitment, selection, promotion, advancement, corrective action and termination for direct reports. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies and ensures training courses are assigned and completed. Leads by example and models behaviors that are consistent with the company's values.

EDUCATION and EXPERIENCE


Bachelor's degree required. Minimum of six years of related experience and/or training. Prior supervisory experience required.  Technical and Engineering background in mechanical systems or related fields such as Facilities Management .
Experience in successfully leading a team working in oil and gas industry or other industry sector in which the team is responsible for maintaining equipment and operations supporting critical client business operations and ensuring team compliance with an industrial operations worker safety program or similarly demanding safety & health program.
 

CERTIFICATES and/or LICENSES


Facility Management certification preferred. Driver's license required.


COMMUNICATION SKILLS


Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.


FINANCIAL KNOWLEDGE


Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees budget.


REASONING ABILITY


Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.


OTHER SKILLS and/or ABILITIES


Intermediate skills with Microsoft Office Suite, Outlook, intranet/internet. Ability to learn new applications/work order system and persistence in working with teams to use new applications to enable use of technology to enable data collection and drive better decisions related to maintenance.
Working knowledge of architectural, electrical, and mechanical systems. Working knowledge of leases, contracts and related documents.


SCOPE OF RESPONSIBILITY


Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to line of business and/or overall company.
