Senior Property Manager

Century | Urban is a leading Bay Area real estate investment, advisory and management firm headquartered in San Francisco, California, with a commitment to excellence, integrity and attention to detail in every aspect of its work.

Century | Urban is expanding its acquisition and property management platform and is seeking a proactive, highly motivated Senior Property Manager to play an integral role as a member of our growing team with direct responsibility for overseeing commercial office properties in the greater Bay Area.

The Senior Property Manager position represents an exciting opportunity to contribute to a successful boutique real estate advisory and management firm and work in a fast-paced, dynamic environment assisting San Francisco.  This is a full-time position reporting to the Principals of the firm with potential to grow into a senior leadership role.

This is a property management role that will directly supervise individuals, building staff, operations, and coordinate the various functions. Primary responsibilities include ensuring client facilities generate a satisfactory cash flow, the property is maintained in accordance with client standards and requirements and customer satisfaction. With excellent analytical skills, the primary responsibility of the Senior Property Manager will be the financial management and reporting for the property working closely with the accounting team and building ownership.

Essential Duties and Responsibilities:

Operational

  • Supervise day-to-day operations of entire on-site team, ensuring that all policies and procedures are being followed.
  • Responsible for all building correspondence to and from clients, tenants and vendors.
  • Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
  • Coordinate tenant requests for above standard work. Obtain estimate, provide proposal, release work, and ensure tenant is invoiced for such work.
  • Coordinate tenant move ins and move outs.
  • Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Ensures periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as necessary.
  • Oversee maintenance of work orders in coordination with appropriate building staff.
  • Contracts for and supervises vendor services as required.
  • Participates in performance oversight of all service contractors who perform contract services.
  • Oversee aspects of tenant improvement work with management oversight.
  • Recommends and coordinates legal action as necessary.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Develops business relationships through membership and participations in professional, industry/trade and civic organizations
Financial/Administrative
  • Ensures rents are collected and expenses are paid in compliance with lease terms.
  • Develops and controls annual budgets for operating and capital expenses.
  • Monitor and approve all expenses to ensure cost effectiveness and compliance with property budget parameters.
  • Reviews tenant rent and Common Area Maintenance (CAM) recovery charges to ensure accuracy.
  • Oversees preparation of monthly and quarterly financial reporting.
  • Responsible for the calculation of monthly and quarterly distributions to owners and investors.
  • Ensure completeness and accuracy of tenant data in the accounting system based on lease agreements.
  • Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts.
  • Performs other duties as assigned.

Position Requirements:

  • 10 years of related work experience in commercial property or asset management, significant Class A or B office knowledge/experience preferred.
  • Comprehensive understanding of the reconciliation process for CAM, insurance and real estate taxes, and lease terms.
  • Highly motivated self-starter willing to challenge themselves in an entrepreneurial environment.
  • Strong organizational skills with ability to prioritize and manage multiple tasks in a timely manner.
  • Bachelor’s degree required with business or real estate concentration preferred.
  • Highly analytical and detail oriented with strong communication skills.
  • Strong knowledge of Yardi Genesis, Excel, Word, and PowerPoint.

Certificates and/or Licenses:

  • California real estate license required within the first six months of employment.
  • CPM or RPA professional designation or candidacy preferred.

 Other Skills and Duties:

  • Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
  • Prior supervisory experience and a solid understanding of personnel management.
  • Demonstrate proficiency in the use and application of technology tools.
