Sr. Research Analyst - Data Analytics

Title: Senior Research Analyst – Data Analytics

We are seeking a data analytics professional to provide data analysis, insights, and market support for our economic and market research, statistical analyses, and recommended real estate investment strategies.  This individual will analyze and reconcile data related to macro and micro economic factors, megatrends, investment themes, geographical trends (megapolitans), occupier behavior, space market conditions, capital market conditions, and investor sentiment (collectively, “Investment Intelligence”) into compelling strategic house views and property investment strategies. 

Responsibilities:

• Research macro and microeconomic, demographic and real estate demand factors to be the firm subject matter expert on accessing, analyzing, modeling and interpreting data from CoStar, Green Street, Moody’s analytics, Axiometrics, RCA and open sources and convert data into actionable insights and strategy
• Gather, analyze, interpret and present data supporting existing and emerging future trends in real estate investment
• Develop statistical and graphic models to explain past trends and future emerging trends in real estate demand and value
• Provide strategic data perspective, in collaboration with our investment professionals, into property type and location forecast models that support our proprietary house views
• Synthesize information from public and private sources into actionable intelligence for our internal professionals, clients, and prospects.  Identify emerging trends that reveal new opportunities or threaten resiliency of existing portfolio assets
• Identify inefficiencies in the market that will drive competitive advantage
• Offer data-driven insights into elements of investment strategy or process across platforms (white papers, social media, LinkedIn, conferences, etc.)
• Seek opportunities to speak on conference panels, webinars, etc. to demonstrate the expertise of the firm
• Support portfolio manager professionals in the array of reasoned judgements they make in client meetings, setting asset management strategy, strategic initiatives, appraisals, and hold/sell analyses
• Support acquisition professionals and underwriting for transactions and make formal presentations to the Investment Committee for each transaction. Attend property tours, client calls and meetings to provide research perspective 
• Support asset management professionals in strategic initiatives
• Organize research resources into a single source (dashboard) of self-service information for real estate professionals, including the implementation of systems for analysis and reporting needs
• Collaborate with investment professionals to create and maintain L&B real estate fundamentals database with comprehensive individual property and/or property-level market/submarket/competitive set analysis, particularly on acquisitions
• Work with professionals to determine business requirements, priorities, define KPIs, and develop BI and data warehouse strategy. This includes working with business and development teams to design, and document dashboards, alerts, and reports.

Qualifications and Experience:

• Bachelors or Masters degree with quantitatively-focused coursework such as information systems, economics, finance, mathematics, computer science, or statistics
• 2-5 years work experience; brokerage, data provider, etc.

• Working knowledge of statistical methods for data analysis and forecasting
• Understanding of data set analysis, interpretation, and methodology as well as the benefits and limitations of econometric forecasting

• Demonstrated experience building financial and/or statistical models utilizing to manipulate data and support investible strategies
• Creative problem-solving skills with an emphasis on investment strategy

• Professional, collaborative and good priority management skills

• Passion and curiosity in real estate investment

• Strong quantitative skillset with ability to identify new insights and trends by mining advanced data analysis and statistical techniques.

• Understands fundamental value of real estate

• Communication – Excellent verbal and written communication, and skill translating sophisticated concepts into easily digestible insights
• MS Excel or statistical computer languages (R, Python, etc.) and organizing large data sets with other tools including Tableau, Cognos, SQL and/or Power BI GIS and/or Business Intelligence experience preferred (Tableau, ArcGIS, etc.).  Econometric modeling and/or programming experience (Python, R, SQL) is a plus. GIS or geospatial programming experience a plus
• MS 365 suite (Outlook, Word, Excel. PowerPoint)
