Established, well capitalized private real estate investment company headquartered in Southern California is looking to bring on experienced acquisitions team members to help satisfy its demand for new rental home developments in the following markets: Texas; Florida; Utah; Las Vegas and Phoenix.  The firm is one of first movers in the aggregation and management of Single-Family Rentals, Fix & Flip investments, and has invested well over $2 billion across 10,000+ properties. The firm is actively growing its pipeline of deals and looking to scale with the help of this position.   

 

Day in The Life

Under the direction of the CEO and our Managing Director of Acquisitions, the Regional Acquisitions Director is responsible for finding, acquiring and prioritizing the acquisition, entitlement and development of lot and land acquisitions in his/her region(s). The role will identify acquisition opportunities through their established relationships with brokers, builders, landowners, engineers, architects, planners, attorneys, municipal officials as well as work with local government agencies to verify entitlements.

 

Your Role & Responsibilities:

We want you to be successful in your role. Here is what we expect in your position:

 

  • Develop a business plan including the leadership and management of local team to help execute new projects.
  • Conducts outreach and identifies land for purchase; conducts financial/land evaluation analysis, market analysis and proformas for parcels under consideration for purchase of land for housing purposes; develops feasibility packages.
  • With input from the Managing Director of Acquisition and CEO, negotiates land agreements/contracts/purchases.
  • Researches and conducts due diligence related to approvals, permits, zoning, engineering, building cost, soils/geology, improvement plans and other relevant factors; secures permitting and other requirements for property development.
  • Oversees the compilation of data related to specific jurisdictions, HOA obligations and property taxes; manages resources to meet all entitlement needs for land acquisitions.
  • Drives land acquisition process to meet operating margin goals; builds strong internal relationships with execution teams.

 

You’ve Accomplished: 

Real estate transaction experience is required for this position. The successful candidate should preferably have:

 

  • A Bachelor’s degree from a four-year college or university in Real Estate, Finance, Economics or other Business discipline.
  • Masters degree in Finance or an advanced degree in Real Estate is preferred
  • 5+ years of real estate, acquisitions and development experience preferably with a homebuilder or multifamily developer.
  • Previous land development, entitlement and construction experience
  • Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics.
  • Advanced financial modeling knowledge - must be able to create and manipulate models for updates and sensitivity analysis / hold-sell analysis.
  • A comprehensive understanding of Microsoft Office software
  • State Real Estate Licensed preferred.

While performing the duties of this job, you may frequently be required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, talk, hear, and use a telephone and personal computer.  You may be required to lift and/or move up to 25 pounds.
