ORGANIZATION:

ViaWest Group is a Phoenix, Arizona-based real estate investment firm focused on commercial real estate investing and development through a range of fund vehicles, joint ventures, and individual property investments. We also have an office in Denver and invest across a range of property types in the Western United States, including office, industrial, commercial land, and multifamily investments in our targeted geographic markets. The company has been involved in over $2 billion of transactions since inception in 2003.

OPPORTUNITY:

The Portfolio Director will be responsible for providing strategic and tactical direction for a portfolio of office and industrial assets. This includes full-life-cycle asset management beginning during initial acquisition due diligence, continuing through business plan development/execution, and ultimately culminating with the disposition.  This individual should have experience in leasing, property/project management, capital projects, and financial analysis. Compensation will be commensurate with experience.

This role is ideally suited for a multi-disciplinary candidate with extensive experience in full-cycle real estate investment, management, and finance.  The role is based at our Corporate Headquarters in Phoenix, Arizona.

RESPONSIBILITIES:

  • Primary responsibilities include managing a portfolio of 5-10 office and industrial assets, which includes business plan preparation, leasing, cash flow management, loan compliance, quarterly investor reporting, joint venture partner reporting, capital expenditure planning/oversight, business plan execution, and disposition management.
  • Responsible for new acquisition project management, onboarding, and establishing property performance objectives; also assists with vetting underwriting leasing/capital assumption and detailed operating budgets.
  • Quarterback and conduit between internal department heads for Property Management, Construction, and Leasing.
  • Leasing management and oversight, including but not limited to, direct tenant leasing (renewals/expansions), third-party broker management (new leasing), “spec suite” design/strategy, and lease document negotiations.
  • Direct and indirect oversight of all tenant improvements and capital projects for assets within the portfolio.
  • Adept understanding and ability to negotiate key legal agreements including leases, purchase and sale agreements, management agreements, operating and partnership agreements, and loan documents.
  • A+ interpersonal/communication skills with the ability to interact with internal team, outside brokers, vendors, lenders, and institutional joint venture partners in an effective and confident manner.
  • Proactively develop and/or refine institutional-quality process and procedures to promote accuracy and efficiency.
  • Regularly tours and inspects properties gaining market knowledge; coordinating competitive surveys, and managing business strategies for the properties.
  • Reviews/approves annual budgets for the portfolio ensuring they are accurate, timely, and thoughtfully prepared.
  • Reviews, approves, and presents operational/financial reporting ensuring all stakeholders have accurate and timely information.

REQUIREMENTS:

  • Undergraduate degree required.  
  • 5+ years of hands-on experience in commercial real estate.
  • Best-in-class project management skills.
  • Must have strong office and/or industrial experience (including direct leasing experience).
  • Prior property, portfolio, and/or asset management experience.
  • Skilled in excel and comfortable with financial models, reading technical documents, including architectural/engineering plans, contracts, surveys, appraisals, environmental & geotechnical reports, loan documents, etc.
  • High attention to detail, self-starter, and problem-solver.
  • Outstanding communication skills including writing, data visualization and presentation skills. Ability to interact with people at a variety of responsibility levels inside and outside of the organization.
  • Team player with strong interpersonal skills.
  • Proficient in MS Office, in particular MS Excel.
