Senior Property Manager

Avistone, a Colorado based commercial real estate investment firm, is seeking a high-energy, experienced and detail-oriented property management professional who will assume hands-on responsibility for overseeing its 800,000 square foot commercial business park portfolio located in the Tampa, FL market. This position will be located at our regional office in Tampa.  The successful candidate will have superior tenant relations, analytical, budgeting, written communication and management skills.  The Senior Property Manager will function as the professional-in-charge of the properties under management, work with a high degree of independence and oversee an assistant property manager.

Essential duties and responsibilities will include:

• Establish and maintain an excellent working relationship with the tenants to ensure their satisfaction as a tenant in the park
• Perform lease administration duties, monitor collections, and coordinate default proceedings
• Bid, negotiate, and manage vendor contracts
• Manage construction projects including tenant improvements, roof and HVAC replacements, etc…
• Develop budgets, track variances, assist with CAM reconciliations, and ensure smooth recovery process
• Accurately abstract all property leases
• Interface with accounting team to ensure accurate and timely reporting
• Participate in team meetings and ensure effective communication between property management, accounting and asset management team members

Qualifications:

The successful candidate will rely on their own experience and judgment to manage the properties.  They will perform a variety of tasks and a wide degree of creativity is expected.  The ideal candidate will have the following skills and background:

• 5 plus years of real estate property management experience (industrial, office or retail)
• Bachelor degree preferred
• Excellent interpersonal skills, well-spoken with strong business writing skills
• Strong work ethic, self-starter, highly organized and the ability to work independently
• MRI experience is a plus
• RPA or CPM Designation is a plus
• High proficiency with MS Office Products including Excel
