The Associate will work directly with Managers and Directors in all aspects of bringing a project from concept to completion. He or she must be a motivated self-starter and problem solver who thinks like an owner with a ‘Company Builder’ mentality.

Roles and Responsibilities

- Assist in management of all aspects of bringing a project from concept to completion, including:
- Underwriting management
- Feasibility studies (site planning coordination)
- LOI negotiations
- Predevelopment budgeting
- Development timelines
- Contract (PSA) negotiations
- Site due diligence
- Title coordination
- Legal structuring and requirements
- Entitlements
- Architectural program coordination
- Consultant contracts
- Hard costs pricing coordination with preconstruction
- Design development (building, ID, site and offsite)
- Retail / office work letters (for mixed use projects)
- Easements
- GMP coordination with construction
- Securing financing
- Pre-closing and closing coordination
- Soft costs budget, contracts and forecast management
- Capital partner expectations
- Prime contract change management
- Project closeout checklist
- Leasing monitoring
- Hand-off to asset management and operations
- Monitoring of market conditions in identified markets
- Underwriting key markets
- Creating investment packages for projects—both internal and external.
• Help identify new potential sites in identified key markets
• Review basic legal documents, including but not limited to letters of intent, purchase and sale agreements, leases, joint venture agreements and closing documents

Associates are responsible for indirectly leading senior analyst, analyst and intern teams through continuous training and encouragement. Below are some examples of ways that this can be promoted:

- Bachelor's and/or Master’s degree in Finance, Real Estate or closely related concentration
- Minimum 3 years of experience in medium to high density student housing, multi-family or commercial real estate development
- Willingness/ability to travel 4-8 nights per month
- Excellent oral and written communication skills
- A motivated self-starter, problem solver and team player
- Strong organizational, interpersonal, analytical and leadership skills
- Ability to handle multiple high priority projects
- Entrepreneurial, adaptable and coachable
- Advanced computer skills in word processing, excel spreadsheet or comparable systems
- Pro forma modeling experience in development and / or acquisitions
