PROPERTY MANAGER JOB DESCRIPTION

 

  • Seeking an individual with supervisory property management skills for residential & commercial real estate portfolio in Boston for full-time work.
  • The position requires a BA degree and a minimum of five years prior experience as a commercial property manager. Candidates should have strong communication and organizational skills, and ability to pay close attention to detail, excellent customer service skills, and a working knowledge of the day-to-day operations of multi-tenant mixed-use buildings. Proficiency in Excel, Word, and real estate accounting software such as Yardi, is preferred.
  • Bachelor's Degree.
  • Residential and commercial property management: 5 years (Preferred).
  • Driver's License required.
  • Certification as Real Property Administrator (RPA) and/or Certified Property Manager (CPM).
  • Working knowledge of local building and fire codes.
  • Working knowledge of all building systems including but not limited to HVAC, electrical, plumbing, and vertical transportation.
  • Working knowledge of security and life safety protocols.
  • Ability to work in a fast-paced environment and deal effectively with multiple, simultaneous deadlines and projects.

 

RESPONSIBILITIES:

 

Tenant/Resident Relations:

  • Maintain excellent resident/tenant and vendor relations.
  • Deliver a high level of customer service.
  • Oversee the enforcement of rental agreements, Address and resolve, and document tenant complaints.

 

Staff Management:

  • Manage maintenance and property management staff and schedules, including hiring, training, and evaluating.

 

Facility Management:

  • Responsible for the efficient operation and preservation of the physical assets of the portfolio including maintenance, building safety & security, energy efficiency, and capital projects including tenant improvements. Includes property and apartment inspections for routine checks, moves, and work order follow-up.
  • Establishing and monitoring adherence to the properties’ operating policies and procedures
  • Ensuring compliance with codes and regulations; recommending legal actions for violations of leases or contracts.
  • Solicit, negotiate, and administer service contracts as required.
  • Regularly inspect tenant spaces, mechanical areas, grounds, and common areas of the property.
  • Investigate and report all accidents/property damage to appropriate management and authorities.
  • Plans, schedules, and coordinates general maintenance, major repairs, and remodeling
  • Investigates complaints, disturbances, and violations and resolves problems following management rules and regulations. Inspects grounds, facilities, and equipment routinely to determine repair or maintenance needs.
  • Track and ensure all properties are up to date with all inspections and regulatory requirements.

 

Financial/Leases:

  • Develop the annual operating and Capex budgets and implement the business plan, ensuring net operating income (NOI) goals are met, at the property level including budget reforecasts, providing explanations for variances, and any required financial reporting.
  • Maintain familiarity with all sections of leases related to operating provisions, services/additional services, expenses, tenants' use and landlords’ obligations.
  • Assist Leasing Group as required including conducting leasing tours.

 

Project Management:

  • Coordinate and manage all projects including apartment & office turnovers, interior & exterior building renovations, and tenant improvements. Supervise all construction and project-related activity and trades. Ensure contractors properly follow processes and procedures. Bid out, negotiate, coordinate, and manage vendors and contractors.

 

Salary:

  • From $80,000.00 per year.

 

Schedule:

  • Monday to Friday 8am to 5pm and on call.
