Qualifications:

The ideal candidate will have some experience and exposure across the breadth of the real estate development and/or investment industry, including standard bookkeeping, financial reporting, cash flow analysis, risk management, tax compliance, etc.  Associate  of Finance and Accounting reports to VP of Finance and Controller.  Job title and compensation will be commensurate with experience.


The ideal candidate will possess the following professional qualifications:

  • Minimum of 3 years of experience at a public accounting firm or asset management company in the U.S. real estate or related industries;
  • Experience in accounting, budgeting, and cost control; analyzing financial data and preparing financial reports, statements, and projections in the U.S. real estate sector;
  • A solid understanding of operational, accounting, state and U.S. federal tax, and financial regulatory issues associated with the real estate industry, in particular, development and acquisition of properties, foreign investments in real estate, real estate funds and, REITs;
  • CPA credential is preferred;
  • Proficient in QuickBooks or equivalent accounting software;
  • Proficient in Excel and PowerPoint;
  • Exposure to IFRS is preferred;

Responsibilities:

This outstanding position will help expand and strengthen the company's finance functions in the growing US subsidiary of a major global real estate company.  As an integral member of the finance team, this position will help to execute finance and tax strategies and the internal financial system.  The responsibilities of this position include, but are not limited to, the following:
 

  • Prepare monthly, quarterly and annual reporting for various projects; oversee partnership accounting including processing of capital calls and distributions, creating partner capital statements, analyzing financial statements, and waterfall calculations for both limited partners and general partners;
  • Liaise with other related departments within the global Vanke group, external financial institutions, and auditing firms; coordinate the preparation of financial statements, financial reports, special analyses, and information reports;
  • Implement effective financial oversight and internal control safeguards, which comply with company and regulatory requirements, and capable of generating detailed reporting and timely accurate financial analysis;
  • Ensure adherence to financial policy, procedures and partnership governance; participate in partnership accounting such as management fees calculation, commitment offset, partner allocations, creating partner capital statements, analyzing financial statements and proofreading;
  • Assist the day-to-day full spectrum of financial operations, such as financial analysis, budgeting, A/P and A/R, costing, accounting and control, tax, and capital expenditures;
  • Remain informed of regulatory changes, industry developments and competitors’ trends; conduct proactive analysis of compliance issues, diagnose problems, and think creatively to identify solutions and improvement initiatives.
