We are a well-established and rapidly expanding real estate investment trust (REIT) focused on building a diversified portfolio of single tenant net lease properties. We are led by a management team with significant public REIT and net lease real estate experience and are backed by leading institutional investors. We have the need for a newly created role of VP, Credit Officer. The person in this position will play a key role on our Acquisitions and Asset Management teams by providing essential credit underwriting and monitoring of our tenants in a wide range of industries and credit profiles.

Key Responsibilities

  • Primary responsibility for conducting in-depth financial and industry analysis of tenants and lease guarantors. Responsible for the initial underwriting and subsequent monitoring of the credit risk of tenants in a wide range of industries. Credit profiles of tenants range from non-rated, middle market enterprises to large, investment grade-rated institutions.
  • Independent underwriting of public and private credits, including the analysis of income statements, balance sheets, and cash flow statements. This includes financial ratios and trends, risk analysis, recurring and non-recurring sources of cash flow, and the ability of the tenant/guarantor to support its overall debt obligations and the property. Preparing decision documents and recommendations for credit approval.
  • Monitor and report on all individual tenant credits, early detection of improving or deteriorating credits and/or industries, and reporting on the overall credit quality of the portfolio through the company’s quarterly Asset Review process.
  • Prepare the tenant credit portion of acquisition and asset management presentations ensuring all details are complete and accurate, provide assessment and adequacy of tenant financial strength, and participate in presentations and/or present tenant credits to the Investment Committee.
  • Participate in tenant interviews and site visits and make direct inquiry for specific tenant information based on prior research, experience, and knowledge.
  • Research industry specific information from outside sources, which may include industry publications, credit rating agencies, and news sources.
  • Contribute to the REIT’s credit policy guidelines.

Knowledge, Skills, and Abilities

  • Developed knowledge of credit and financial analysis techniques.
  • Strong analytical, writing and verbal skills with the capacity to convey observations into supportable conclusions and recommendations.
  • Ability to review and understand real estate documents as needed (leases, loan documents, appraisals, etc.) to determine any potential issues and concerns,
  • Ability to identify information to clarify a situation, seek that information from appropriate, multiple sources and use skillful questioning to abstract the information. Notice discrepancies and inconsistencies in available information.
  • Ability to work under pressure and organize workflow priorities with all relevant parties to complete work within established schedule.
  • Excellent attention to detail; ability to monitor own work for completeness and accuracy; ability to organize information and materials for others.
  • Ability to cultivate and maintain positive, working relationships.
  • Ability to work independently and as a member of a team.
  • Ability to adapt to changes and improvements to processes to enhance efficiency and accuracy.
  • Demonstrated proficiency in computer software programs, including the Microsoft Office Suite and other functional programs as implemented.

Qualifications:

  • BA/BS degree in Real Estate, Business Administration, Finance, Economics, Accounting or related field.
  • At least 5 years of experience in credit underwriting, preferably in commercial real estate or a related field.
  • Experience in the review of public and private financial credits including the analysis of income statements and balance sheets
  • Commercial real estate valuation, underwriting and/or accounting experience a plus
  • Ability to understand, underwrite and analyze a broad range of tenant industries and asset classes, including industrial, retail, medical office and office uses.
  • Intermediate level skills in creating and using financial models in Excel.
