Shapack Partners is a Chicago-based, multi-asset class real estate development company that acquires, repositions, develops and invests in properties and neighborhoods throughout Chicago. With expertise in acquisition, design, leasing, development and brand creation, Shapack focuses on office, residential, hospitality, retail and restaurants.

Shapack created Chicago’s Fulton Market District as Chicago’s only live-work-play-stay neighborhood, attracting Chicago’s most innovative companies and brands. Shapack’s projects include Soho House, WeWork Fulton Market, The Parker Fulton Market, The Hoxton Hotel, 811 Fulton (an office building anchored by Knoll, Inc.) and 167 Green (an office building anchored by CCC Technologies).

The Ideal candidate needs to be a self-starter, have an organized planning and time management approach, and the ability to react quickly to changes as priorities are shifted.

ANALYST - Acquisitions & Asset Management

Responsibilities

• Evaluate and underwrite potential real estate acquisitions
• Assist with managing the due diligence process, including the review and analysis of leases, property operating performance, legal documentation and other investment-related information
• Perform complex financial analyses, including the development of cash flow projections, operating proformas, and valuation models utilizing Excel
• Coordinate and assist with the purchase transaction between buyer, seller, lender, institutional partners and escrow company
• Contribute to asset management functions including budget and financial reviews, lease sensitivity analysis, re-financings and dispositions
• Assist with the preparation of investment summaries and memoranda to be presented to the firm’s Principals and joint-venture equity partners
• Gather and evaluate economic and market data
• Interface with equity partners, lenders and local brokerage contacts
• Participate in property tours and conduct property and site analyses
• Update and maintain acquisition pipeline on a weekly basis

Qualifications

• 2-5 years of full-time experience in acquisitions, asset management and/or investment sales required
• Undergraduate degree in real estate, finance, economics or a related field with a strong record of academic achievement
• Ability to manage and complete multiple projects and priorities within agreed upon deadlines
• Experience underwriting institutional quality commercial properties
• Ability to produce high-quality deliverables in an accurate and timely manner
• Advanced proficiency in Excel modeling is required and Argus experience is preferred
• Strong work ethic, attention to detail and desire to succeed are essential
• Ability to work autonomously, while having the capacity to excel within a group dynamic
• Strong written and oral communication, graphical presentation, and interpersonal skills
