Position Overview:

Reporting to and working closely with the Co-President of the Rental Division, the Manager, Planning & Development (“Manager”) will help execute the Rental Division Business Plan and play a critical role in its growth in the single-family rental and multifamily residential sector. The Manager will be responsible for land acquisition due diligence, site planning, entitlements, land development oversight, and project critical path scheduling for all new rental communities through-out North America.

Key Functions & Duties:

Responsibilities of this position include, but are not limited to:
  • Acquisition Due Diligence
    • Research, understand, and outline a plan for project entitlements and development
    • Prepare project development budgets (fees and land development expenses)
    • Develop critical path project schedules
    • Review, analyze, and summarize all risks, (environmental, political, entitlement, engineering, and/or development related)
  • Land Entitlement and Government Approvals
    • Review and processing of plats, zone changes, civil engineering plans, financing district formations, permits, architectural/HOA approvals, environmental permits 
  • Final Engineering and Forward Planning Consultants
    • Contract and manage team of consultants which will likely include; civil engineer, landscape architect, land use attorneys, dry utility consultant, and environmental consultants
  • Land Development Consultants
    • Oversight of consultants for bidding, contracting, managing land development contracts/contractors (grading, water, sewer, storm drain, paving, curb & gutter, and landscaping)
  • Architectural Permits
    • Develop and optimize site plans with appropriate floor plans
    • Prepare and process all conceptual and construction drawings for project architectural product through staff and public hearings
  • Budget Management
    • Responsible to prepare and maintain project development budgets
  • Project Management
    • Prepare cost estimates, budgets and schedules for all projects, and track and manage them, accordingly.
    • Manage all regulatory compliance processes for assigned projects from initial planning through land development

Education & Experience Requirements

  • Education/Certifications/Licenses
    • Bachelor’s Degree in Engineering, Urban Planning. Architecture, Real Estate Development, Finance/Economics, or related field
    • Licensed Professional Engineer or Certified Planner preferred, but not required
  • Experience
    • 3 - 5 years prior experience in an engineering, planning, land development or related real estate position
    • Prior homebuilding experience preferred, but not required

Knowledge, Skills & Abilities:

  • Proven ability to manage multiple priorities on multiple projects over multiple time zones
  • Solid understand of the real estate development process
  • Meticulous attention to details
