MIG Real Estate (“MIG”) is a private real estate investment firm headquartered in Newport Beach, California with regional offices in Denver and Phoenix. MIG owns and operates over $2 billion of real estate investments in multi-family, office, hotel, retail, and industrial properties located in the Western U.S. and Sun Belt states. 

 

The ideal candidate will have 5+ years of experience in financial analysis, leasing, and asset management responsibilities of commercial real estate properties. Direct experience in Industrial properties is a plus.

 

AREA OF RESPONSIBILITY:

This person will report to the Director of Commercial Asset Management to ensure successful execution of asset-specific business plans with an emphasis on directly driving the leasing process, the oversight of operating budgets, major capital expenditure programs, project timelines, cost controls, budget and forecasting, asset acquisition, disposition and financing support.

 

RESPONSIBILITIES & DUTIES:

  • Support the execution of the business plans for each property to realize opportunities and create value including oversight of leasing objectives, operating budgets and capital projects.
  • Work in conjunction with project management and construction teams to oversee tenant improvements and capital projects.
  • Display a working understanding of key legal agreements including lease agreements, amendments, agency leasing agreements, and loan documents.
  • Collaborate with and direct the operations teams (i.e., 3rd party property management company) to oversee leasing and budgeting for the portfolio while reporting internally and externally significant strategic shifts or variances.
  • Oversee the portfolio model including formulating achievable market rate rent levels, property level operating assumptions, and running various scenarios.
  • Reviewing monthly financial reporting packages, cash flow distributions/contributions, evaluating variances and accuracy, and resolving any discrepancies.
  • Prepare detailed financial analyses of operating performance, leasing trends, submarket analytics, and competitive property analysis.
  • Assist with Property Management and Leasing agreements.
  • Conduct thorough market research to validate:
    • Asset acquisition or new development underwriting
    • Proposed market positioning and strategy
    • Comparable lease and sales data
    • Future supply pipeline
  • Hold / sell analysis and preparing assets for disposition.

 

QUALIFICATIONS AND QUALITIES:

 

  • Bachelor’s degree required with emphasis in real estate preferred.
  • Minimum 5 years’ experience in leasing, acquisitions, repositioning and dispositions of office, flex, and industrial assets in the Western U.S. with a proven track record of success.
  • Solid understanding of accounting and financial reporting is needed knowledge of Yardi Accounting and VTS Leasing software a plus.
  • Working knowledge of ARGUS Enterprise.
  • Ability to develop, clearly communicate and execute strategies on a high volume of transactions in a fast-paced work environment.
  • Highly transparent, ethical, and driven.
  • Detail oriented, self-starter, and team player willing to go above and beyond on a regular basis.
  • Excellent inter-personal written and verbal communication skills to include the proven ability to present to an executive team.
  • Strong performance driven management experience.
  • Ability to lead and motivate management teams and consultants to produce quality work product within tight timeframes, while simultaneously managing multiple projects.
