DIRECTOR – ASSET/INVESTMENT MANAGEMENT

Hawthorne Residential Partners is a privately held, North Carolina based apartment investment and management company with over 38,000 apartments located throughout the Southeast and Texas.  Hawthorne’s current investment strategy is focused on acquiring value-add, core and core-plus multifamily in our target markets.

 

SUMMARY OF FUNCTIONS

 

The Director-Asset/Investment Management is responsible for the oversight and financial performance of Hawthorne’s owned (non-development) assets.  The Investment Manager will collaborate with Hawthorne’s Investment, Operations and Property Improvements Teams in the oversight of Hawthorne’s owned assets, with the overall goal of optimizing asset performance and values. The position plays an integral role in developing and executing property specific strategies, analyzing major decisions and how they impact value, performing major feasibility studies and evaluating property level performance against proforma.

 

LOCATION:  This position will be located in Hawthorne’s Charlotte office.

 

MAJOR DUTIES AND RESPONSIBILITIES

  • Acquisitions:
    • Reviews and provides input on strategy, due diligence, budgeting and capital plan
    • Reviews and approves Year 1 Operating Budget & Renovation Budget
    • Oversees Asset Onboarding

 

  • Asset Strategy:
    • Creates and oversees the implementation and execution of investment strategies
    • Reviews & approve Annual Business Plans/Budgets
    • Oversees the execution of Property Renovations
    • Real Estate Tax Analysis/Appeals - Oversight
    • Insurance Oversight
    • Cash Flow Management
    • Operations Oversight (main point of contact between Investments and Operations)
    • Legal Issues Oversight
    • Return Analysis
    • Debt Strategies/Refinancing
  • Dispositions:
    • Disposition Analysis/Evaluation
    • Pref/Promote Analysis & Optimization
    • Oversight of Disposition Process: OM Preparation, Marketing, Offers, Buyer Selection, PSA Negotiations, Due Diligence, Closing, Off Boarding, Final Investor Return Analysis
  • Institutional Investor Relations:
    • Investor Relationship Management
    • Oversight of Investor Cash Flow Management, Reporting & Accounting

SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS:

  • Minimum 15+ years of experience with direct responsibility for multifamily asset management in the Southeast
  • Strong knowledge of the multifamily markets in the Southeast
  • Exceptional communication skills
  • Highly motivated, self-starter who can work well both individually and as a part of a team
  • Ability to manage multiple, competing priorities in a fast-paced environment.
  • Strong understanding of key investment and operational metrics
  • Strong proficiency with MS Excel, Yardi, Yieldstar
  • Strong proficiency in overseeing property renovations
  • Deep Industry relationships
