Job Description Summary and Candidate Profile
Responsible for the property management oversight of a significant portfolio of institutional caliber commercial properties across the industrial, office, and healthcare sectors located throughout the United States. The candidate will lead ElmTree’s property management team and supervise the property management staff. A successful candidate will, at a minimum, possess much of the following experience and traits:
- Substantial experience in commercial property management and broker engagement.

Essential Job Functions and Responsibilities
- Assist in providing property management leadership through the development and implementation of policies, coordination of information flow, and property management strategy
- Assist in coordinating and exercising functional responsibility for the property management team.
- Build and maintain relationships with third-party vendors such as brokers, third-party property managers, vendors, and consultants
- Assist in the preparation of property and portfolio level reports, as well as annual operating and capital budgets
- Assist in providing oversight on capital improvement projects, including approving construction contracts, invoices, and budgets.
- Track budget variances to ensure efficient recovery process and provide additional oversight for the billing process and payment of invoices
- Assist with the review and calculation of complex annual CAM reconciliations
- Complete property inspections as required

Education
- Bachelor’s Degree in Business Administration or related discipline preferred
Experience
- 7+ years of commercial real estate property management or related experience
Additional Qualifications
- CPM, BOMA, or CCIM designation preferred
- Strong knowledge of finance and building operations
- Ability to analyze, prioritize, and delegate
- Previous experience in analyzing and negotiating commercial lease and/or contract language
- Advanced knowledge of Microsoft Office Suite
