Job Title: Associate Director Asset Manager

Department: Credit & Asset Management

Position Reports to: Team Leader

 

Overview

 

Trimont Real Estate Advisors, LLC is a commercial real estate services firm, which has been providing asset management, loan servicing, due diligence and customized advisory solutions to commercial real estate lenders and investors for over 30 years. We are a trusted partner to clients in the Americas, Europe and Asia.

 

We are seeking an Associate Asset Manager with experience in commercial real estate transactional work and/or land acquisition. This role is a client-facing position involving monitoring of lot releases for neighborhood development. Additional responsibilities will include; prompting borrower compliance with covenants, evaluating and processing borrower consent requests, real-time assessment of risk profiles of real estate loans or equity positions in the assigned portfolio, coordination and monitoring of interest billing and collection, and client reporting. 

 

Principal Responsibilities

  • Formulating and executing deal resolutions to maximize repayment of debt or return for client-investor

  • Track sales velocity and prepare sales activity reports including status of units, gross pricing and net sales proceeds on sold and under contract lots or homes, net sales proceeds received from the title company, sales velocity to estimate payoff and project sell out and estimated project proceeds

  • Review sales contracts and closing statements for compliance, monitor earnest money deposits to confirm they are properly held and applied, coordinate closing process, and monitor distribution of sales proceeds to confirm compliance with the Asset Documents, subject to escrow instructions acceptable to the Client and the Servicer.

  • Review collateral release documentation and upon satisfaction of release conditions in the Asset Documents, coordinate execution of, or execute (upon the Client’s authorization), collateral releases, subject to escrow instructions acceptable to the Client and the Servicer.

  • Assessing performance of assets relative to original underwriting or business plans, competitors, and market conditions

  • Reviewing and approving monthly or quarterly reporting

  • Interacting with third party consultants including attorneys, title agents, brokers and sales agents, and construction consultants

  • Reviewing and approving draw requests

  • Reviewing and approving new leases

  • Coordinating asset servicing and reporting responsibilities with internal departments to ensure proper tracking and timely and accurate reporting

  • Creating and updating valuation models

  • Occasional site visits required

     

    Required Qualifications

     

  • Bachelor’s degree

  • 2 – 5 years of relevant asset management experience

  • Understanding of commercial real estate transactions and industry terms

  • Solid analytical and negotiating skill

  • Solid understanding of real estate capital markets

  • Ability to multi-task and meet deadlines

  • Proficiency in Excel, Word, Argus and Outlook

     

    Preferred Qualifications

     

  • Academic background in finance, business, accounting, economics or real estate

  • Argus experience

  • Experience with work-out and complex/challenging transactions

  • Strong mathematical aptitude
  • Land-Banking experience strongly preferred
  • Construction lending and/or development experience
