Rubenstein Partners is the fund manager for a series of private equity funds focused on office investments throughout the United States.  The firm is vertically integrated and provides first-class investment services on behalf of its investor base, which consists of some of the nation’s preeminent public and private pension funds, university endowments and family offices.  The firm is organizationally structured to achieve superior risk-adjusted results through investment and operational specialization, and therefore focuses on a single asset class (office), a single segment of the risk spectrum (value-added) and geography (United States).  The bulk of fund investments involve complicated office real estate transactions, including assets requiring major redevelopment, vacant lease-up and/or complex recapitalization.

In 2017, Rubenstein Partners launched Rubenstein Mortgage Capital (“RMC”), an investment platform to provide first mortgage loans to value-added office properties.  RMC’s strategy is to leverage Rubenstein’s expertise in value-added office space to underwrite and mitigate the unique risks within the asset class.  RP believes that its depth of knowledge, obtained through its experience as a true real estate operator and investor, translates into a sustainable competitive advantage for RMC.  The dedicated team is comprised of a portfolio manager (PM), a director of asset management, two originators, a construction manager and a controller, and averages 20+ years of experience in commercial real estate lending and capital markets.  RMC currently invests through the Rubenstein Mortgage Fund, an open-ended fund that held its first closing in mid-2018

 

Job Description

RMC seeks a Transaction Underwriter to join its team.  The Transaction Underwriter will play a critical and central role in supporting Rubenstein Mortgage Capital’s investment process as well as the smooth operation of its loan closing and asset management activities.

Primary responsibilities include:

  • Assist the team with any investment related processes, including underwriting, diligence, credit approval and financing
  • Prepare and maintain team’s pipeline, and track quoted terms by financing opportunity
  • Prepare and review term sheets alongside originators
  • Coordinate with the director of asset management all aspects of the diligence and closing process
  • Coordinate documentation requests with investors, audit firms, financing banks and other stakeholders
  • Liaison with originators, director of asset management and all relevant support groups (internal Legal/Compliance/Capital Markets/Accounting) to ensure all internal policies and processes have been completed at the appropriate juncture within the process
  • Assist PM and controller in review of quarterly investor reporting
  • Responding to ad-hoc requests from Equity Capital Markets and other groups, as necessary

Qualifications

  • A minimum of 2-3 years of experience; strong, relevant internship experience acceptable
  • Bachelor’s degree and strong academic record with concentration in math, science, finance, economics, real estate or other related quantitative/analytical field from a leading college or university
  • Excellent financial modeling skills, including a high degree of proficiency with Excel and ARGUS
  • Prior experience as a lender or a commercial real estate mortgage broker preferred
  • Commercial loan due diligence and closing experience a plus
  • Strong interpersonal skills and attention to detail required
  • Able to articulate ideas and strategies clearly, both verbally and in writing, with both peers and senior management
  • Proven ability to operate efficiently in a high-pressure environment
  • Enjoy working collaboratively across the organization to resolve issues
  • Ability to mentor junior staff a plus
