Albany Road was established in July 2012 with the intent of delivering attractive risk-adjusted and tax efficient returns to our high net worth and family office investors. Following an initial focus on opportunities in the Northeast, the firm expanded its reach into the Southeast and Southwest with the opening of offices in Nashville and Dallas, respectively, and subsequent acquisitions in Tennessee, Georgia, North Carolina, South Carolina, Texas, Florida, and Arizona.


The Albany Road team collectively brings more than 200 years of real estate, investment banking, and venture capital experience to its established platform. The diverse, yet complementary, skill sets of the group provide the firm with a unique perspective and discipline that is utilized in evaluating a wide range of real estate opportunities.


Since its launch on July 1st, 2012, Albany Road has acquired 52 properties across 12 states, totaling 12.2 million SF, with a gross asset value of approximately $1.4 billion. Specifically within the Southeast, the firm has acquired 4.6 million SF across 20 assets with an asset value of $590 million.


Albany Road is focused on acquiring properties at a favorable basis, and at a discount to replacement costs, reducing the likelihood the property will have to compete with any new development projects. The firm pursues a variety of product types including but not limited to suburban office, urban office, medical office, warehouses, distribution spaces, flex industrial, and self-storage.

Albany Road is seeking an Investment Associate to join its Southeast team, which is located in Nashville, Tennessee.  


RESPONSIBILITIES:

  • Analyze and underwrite potential investment opportunities, including financial model creation and manipulation (Excel, Argus, etc.)
  • Utilize customized financial models, that include financial analysis, waterfall analysis, financial forecasting, financial statement analysis, valuation, capital budgeting, and cash flow forecasting to underwrite acquisition opportunities.
  • Performing comparative sales, rental rate, occupancy, market analysis by utilizing various sources along with requisite phone work and resourceful research necessary to validate underwriting assumptions and values.
  • Assist in managing the relationships with owners and brokers involved with acquisition opportunities.
  • Meet critical deadlines while balancing numerous priorities.
  • Prepare investment memos for internal and external transaction approval processes. Memos include economic and demographic analysis, market rent and sales comparables, in additional to other relevant information.
  • Compile, analyze, and present market data

QUALIFICATIONS:

  • Bachelor’s degree required (finance, real estate, economics, or other quantitative area of study preferred).
  • Commercial real estate or investment banking experience preferred (experience in underwriting office and industrial properties preferred).
  • Advanced proficiency in financial modeling and memorandum writing utilizing Microsoft Office (Excel, Word, PowerPoint) and Argus software
  • Strong entrepreneurial spirit
  • Excellent analytical skills, detail oriented, highly organized
  • Team player with good interpersonal skills
  • Self-starter with positive attitude and hard work ethic
  • Ability to multi-task in fast-paced environment
