The Department:

The Valuations Group performs the processes for establishing fair market values of the underlying assets in Invesco Real Estate’s US direct real estate portfolio, valued at over $35 billion, through third party appraisals and internal valuations. These valuations are required for financial reporting, client reporting, and performance benchmarking.

Your Role:

The primary property types include office, retail, industrial, and multi-family. Other property types include self storage, medical office, truck terminals, single family rentals (SFR). Other investments include debt, preferred equity, real estate operating companies, and property companies.

The independent group is tasked with the execution of a process designed to value assets with as much objectivity as possible. An important part of the function is to balance the competing perspectives of investment professionals involved in the internal processes to ensure that supportable data is the primary consideration in deriving unbiased valuations. This work is necessary for all of the Advisor’s product lines including open end funds, closed end value add funds, closed end strategic opportunistic funds, an open-end debt fund, a publicly listed non-traded REIT, and separate account clients. Understanding the structure and investment premises of these funds and their underlying assets will be critical to providing quality work.

You will be responsible for:

  • Demonstrate thought leadership skills and a flexible mindset to address the multifaceted growth of our investment strategies
  • Illustrate a complete understanding of our investment strategies, in overall management of clients and funds
  • Proficiency in valuation policies across all clients and funds, including implementing revised policies as required by the business
  • Working knowledge of risk mitigation and relevant compliance policies and procedures relevant to asset valuation
  • Optimally understand prioritization of work products, client/fund deadlines, firm-wide initiatives and overall responsibilities of the group
  • Maintain the work products of the valuation group while meeting client/fund deadlines
  • Manage the group workflow to ensure that client/fund requirements are met for internal and external valuations as well as other required work products
  • Build the group’s ability, across all four functional levels, to serve all clients/funds, delegating duties as appropriate
  • Coach, mentor and provide regular performance feedback for all team members and grow their individual relationships with both internal and external stakeholders
  • Execute consistent training to develop analysts (0 – 7 years’ experience) in valuation and financial analysis techniques
  • Oversee and review analysts work product for accuracy, improvement opportunity and consistency
  • Develop and manage third party relationships with appraisal firms, including the negotiation and execution of master service agreements and vendor onboarding
  • Work with and respond to auditors during third party audits of valuation processes and policies
  • Work with portfolio management to communicate valuation impacts to clients
  • Attend client presentations and due diligence meetings to articulate the processes, policies, and responsibilities of the valuations group
  • Develop relationships and build trust with internal executive level individuals
  • Deliver high quality leadership service and technical excellence
  • Ensure prompt resolution or escalation of issues
  • Identify and execute opportunities for process and technology efficiencies, increasing automation and ensuring accuracy through improved quality assurance
  • Assist with developing inter-company products, support training of user groups, and facilitating the integration of new technologies into work processes
  • The position fosters a team environment with very open communication and cross training both within the group and with other Invesco groups
  • Voting member of the Invesco Real Estate’s North America Valuation Committee
  • Member of other internal committees, as required by the business
  • Other duties as assigned

The experience you bring:

  • An advanced understanding of appraisal methodology is required
  • An understanding of business law and contracts is required
  • An advanced level of understanding of operational and capital issues concerning all commercial real estate is required
  • Demonstrated ability to grow and mentor new talent into more senior level roles is required
  • History of successful conflict resolution is required
  • A creative approach for process design, improvements, and execution is required
  • Time management, organization and prioritization skills are critical and required due to high volume and fast pace of work
  • It is critical and required that candidates are detail-oriented individuals with strong verbal and written communication skills
  • Proficiency in Microsoft Excel and ARGUS are required
  • Bachelor's degree (BA/BS) from four-year college or university AND 10+ years of financial analysis experience is required
  • Certified General Appraisal License is preferred
  • MAI Designation or Candidate for MAI Designation is preferred
