National Real Estate Development is seeking a motivated, fast-learning Construction Manager to join its friendly team, based in Center City Philadelphia, for projects that focus on setting new standards for live-work-play environments developed in urban communities. Construction Manager Overview:  

With 5+ years of construction management field experience with varied commercial building types including new, ground-up construction, overseeing construction activities on one large or several small projects.

Working closely with senior and junior-level construction professionals to ensure construction meets standards and time frames within cost estimates. Involved in contract negotiations and has responsibility for day-to-day project progress and activities.                               

Essential Functions:

  • Implementation and execution of the development plan. Oversight and coordination of commercial real estate professionals including contractors and consultants through construction documents, and coordination of construction activities.
  • Oversee and supervise the daily construction related activity for specific development projects.
  • Ensure that construction projects are completed on time and meet National Development project standards. Assist in outlining project plans, setting project goals/deadlines, and evaluating performance. 
  • Coordinate with the construction team and construction-related consultants daily and relay information back to the development team, as needed. Prepare and submit written periodic project status reports.
  • Establish preliminary overall construction budgets and construction schedules for specific development projects.
  • Manage construction related tasks for development team during the permitting and entitlement process.
  • Assist with finalizing construction contracts and review of changes.
  • Interfacing with National Real Estate Advisors and Lender’s third-party consultants.
  • Ensure accurate reporting and billable hours for purposes of charging employee expenses against project budgets.
  • Uphold meticulous recordkeeping practices.
  • Support internal sustainability initiatives.
  • Periodic overnight travel is required.
Qualifications:
  • A Bachelor’s degree in architecture, engineering or other construction management is required.
  • Graduate-level or technical-school coursework in real estate, development, construction, or other related field is preferred, but not required.
  • Minimum 5 years of field experience with varied commercial building types is required. Candidate must have experience with new, ground-up construction. 
  • Active professional licensure in a construction-related discipline (e.g., architect, civil engineer, structural engineer, etc.) is preferred, but not required.
  • Familiarity with unionized construction trades, concepts, policies, and procedures including experience with Project Labor Agreements, Collective Bargaining Agreements, trade jurisdictional and work rules, labor rates, etc.
  • Experience negotiating construction and related contracts, including various types of construction agreements (GMP, Cost Plus, Stipulated Sum, AIA Forms, AGC Forms, etc.); architects agreements, and consultant agreements in related fields (structural engineering, civil engineering, geotechnical, environmental, etc.).
  • Experience with construction-related risk management including insurance and surety products.
  • Experience with project cost estimation, scheduling, and construction and design delivery methods.
  • Must have the ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
  • Experience reviewing architectural plans and specifications for completeness and constructability.
  • Experience with the constructability and suitability of various types of building systems and construction methods.
  • Experience with sustainable (i.e., “green”) construction practices (e.g., LEED, GreenPoint, etc.).
  • Possess aptitude for learning new technology applications and current proficiency in Microsoft Office, Adobe and Project Management software (e.g., Microsoft Project) is required.
  • This position requires applicants to be authorized to work in the United States.
Work Environment:
  • While performing the duties of this job, the employee is required to frequently inspect the project and may be exposed to ongoing construction and various weather conditions. Must have the ability to spend extended hours walking the project and the surrounding location. The noise level in the work environment may range from moderate to loud. The employee is frequently required to regularly sit, talk and/or hear, reach with hands and arms and occasionally balance, stoop and kneel.
  • The position will be located in the same metropolitan area as a project to which the incumbent will be assigned.  One or more additional projects may also be assigned to the incumbent which may be located in a different, though relatively proximate, metropolitan area. In this case, regular travel, possibly including overnight travel, may be required.  Periodic overnight travel to National Development’s offices in Washington, DC will also be required in order to attend staff meetings and other events.
