The Company:
Our client is among the region’s largest real estate investment and development companies. The firm is a leading owner, manager, and developer of class A and B real estate. Since the early 90’s our client has focused on building and acquiring commercial properties, with a portfolio of approximately 4 million s/f of office and industrial properties in southern New Hampshire and northern Massachusetts. They are one of the largest commercial landlords in Southern New Hampshire with a robust and attractive acquisition and development pipeline. As part of the firm’s current strategy the company is focusing on expanding its current industrial, office and flex platform with a likely entrance into the multi-family sector.

Position Overview:
As a leader in the senior management team, the selected individual will serve as an advisor to the owners, providing financial input on issues and investment opportunities. In conjunction with ownership and the rest of the senior management team, the President/COO will be responsible for the leadership and overall operations of the company. Additionally, this person will assist in developing the corporate strategy, ensure its successful communication and execution throughout the company and be an integral part of the development and acquisition team. The President/COO will also interact with key outside relationships and stakeholders including investors, lenders, tenants, attorneys, and municipalities.

Responsibilities:
General Operations and Management
• Effectively communicate corporate strategy throughout the organization
• Ensure corporate functional groups are operating efficiently and communicating effectively
• Responsible for the management, guidance and development of all employees
• Immediately advise ownership and Corporate Counsel of any operational/corporate issues
• Develop and implement the leveraging of technology for more effective operations
• Execute strategic plans for all property investments
• Coordinate, communicate and work closely with Corporate Counsel on company legal matters on behalf of the business team including acquisitions, financing, joint ventures, leasing, human resources, risk management and ordinary course contracts and other matters
• Communicate any operational/property issues with ownership to investors

Acquisitions and Financings
• Effectively manage relationships with outside brokers and lenders
• Review projections and underwriting of all acquisitions for reasonableness including sensitivity analysis
• Assist in determining optimum leverage and securing financing for acquisitions including preparation of all Requests for Financing with CFO and Analyst
• In conjunction with Legal negotiate all Purchase and Sale Agreements
• In conjunction with Legal manage the due diligence process including but not limited to engagement of third-party consultants, review of all third-party reports including but not limited to environmental, property condition, surveys, zoning, etc.
• In conjunction with Legal and CFO ensure appropriate entity formation
• In conjunction with CFO review and approve all Settlement Statements
• In conjunction with CFO and Property Management ensure seamless acquisition onboarding

Leasing
• Effectively manage relationships with outside brokers
• In conjunction with Legal, Leasing Coordinator and Property Management a responsive and accretive leasing process that meets or exceeds budget expectations
• Approve all Letters of Intent
• Approve all tenant fit-up plans
• Approve all negotiated leases
• Ensure a seamless onboarding of all new tenants
• Proactively manage and minimize lease rollovers
• Effectively oversee management of lease related transaction costs including but not limited to Leasing Commissions, Tenant Improvement Costs and Downtime
• Maintain or improve portfolio occupancy and other portfolio KPIs

Investor Reporting
• In conjunction with the CFO, determine the needs of specific investor groups and create a standard reporting format for each property
• Coordinate and track the preparation of all reporting to investors. Review and approve specific reports to investors and deliver to owners as applicable

Budgets
• In conjunction with the Accounting and Property Management groups, oversee the budget process including preparation of annual budgets including a comprehensive annual insurance review and on-going monitoring of budget to actual performance
• Review and approve the initial construction budget for all major projects, capital expenses, tenant improvements, etc.
• Review and approve Tenant Letters/CAM & Tax Reconciliations with Accounting and Property Management

Human Resources
• Oversee HR function
• Manage the Analyst role and ensure proper training, review and prioritization
• Partner with external HR consultants
• Review/authorize insurance and benefit programs including Health Insurance & 401K

Qualifications:
• BS/BA degree. CPA, MBA preferred
• Minimum of 10 years of relevant experience in commercial real estate executive management, accounting or finance
• Previous real estate loan financing experience required
• Strong management and organization skillset
• High level of proficiency in MS Office, Yardi, Argus (Excel, Word, PowerPoint, Outlook)
• Strong interpersonal and communication skills
• Ability to oversee all levels of the organization and staff
• Strong problem solving and time management skills with the ability to exercise sound judgment and make decisions based on accurate and timely analyses
• High level of integrity, dependability and can work in a discrete and confidential manner
• Nimble, high energy team player
