Full-time; $100k targeted compensation; in-person; Dallas, TX

 

The Spark Executive Fellowship is designed to launch you to the top of the commercial real estate industry.

  • Over 13 months, you will rotate through four industry leading real estate companies, gaining deep exposure to multiple roles and verticals.
  • Expectations will be high on-the-job and as part of the Fellowship cohort. To help meet these expectations, you will receive direct training in the key skillsets that will drive your long-term career growth (modeling, real estate fundamentals, presentations, writing, communication, etc.)
  • You will have structured access to a variety of industry mentors that will provide further coaching and guidance.
  • You will work alongside the most promising and driven talent in the country.

 

No prior experience is necessary, but a fierce commitment to excellence, a proven ability to overcome challenges, and an intense desire for an executive career in commercial real estate are all required. Selection is competitive and the job is demanding, but the Spark Fellowship exists to significantly enhance and accelerate the executive careers of the most promising talent.

To be successful in this role, you will need to learn quickly and produce results. You will report directly to employment partners as well as CRE Analyst program directors. If you receive high performance ratings from employment partners, fellows, and CRE Analyst program directors you will be eligible to make up to $100k in total compensation, which reflects top-of-the-market pay for entry level analysts.

 

The Spark rotation is designed to give fellows meaningful exposure to various tasks and responsibilities. Targeted focus areas include:

 

Leasing

  • RFP review
  • Space needs analysis
  • Lease abstracting
  • Lease comps analysis
  • Building tours
  • Prospecting and database management

Asset Management

  • Asset valuation
  • Business plans
  • Annual budgeting
  • Property management and leasing team coordination

Capital Markets

  • Debt & equity offering memos
  • Market updates
  • Database and war room management
  • Information request management

Investment Sales

  • ARGUS and Excel modeling
  • Broker opinions of value
  • Offering memoranda
  • Market updates
  • Sales process management

Acquisitions

  • Pipeline management
  • Investment committee prep
  • Underwriting multiple asset classes and risk profiles
  • Bid and PSA process
  • Due diligence process

Development

  • Market feasibility and competitive set analysis
  • Development underwriting
  • JV structuring and waterfall analysis
  • Development progress meetings
  • Deal sourcing

 

Additional responsibilities as a Fellow include:

  • Ensuring an excellent employment partner experience through clear communication, high-quality outputs, coachability, and relentless effort.
  • Assisting fellow cohort members in building their skills rapidly by teaching one another.
  • Attending all supplemental training and networking events. These will occur during weeknights and weekends.
  • Facilitating smooth transitions within cohort as job rotations occur by summarizing and communicating explicit and implicit job-specific responsibilities and best practices.
  • Establishing and perpetuating the culture and reputation of the Spark Executive Fellowship with employment partners, benefactors, and the CRE industry at large.
  • Committing to pay it forward by being involved in the recruitment, training, mentoring, and advocacy for future cohorts of Fellows.

Compensation and benefits:

  • Uniform salary and bonus structure for all Fellows. Details provided to finalist candidates, but substantial portion of compensation is in salary. Health and dental benefits offered.
  • Relocation assistance available via a need-based stipend.

  • June 10: Application closes
  • June 20: Finalists selected, and final interviews scheduled
  • July 25 July 27: Final interviews, case-studies, and employment partner meetings
  • August 1: Final selections made
  • August 29: In-person training begins
