Assistant Vice President – Investments

About Us:

Alpine Start Development is a privately-owned real estate investment and development company, with a primary focus on ground-up multifamily projects in Dallas and Austin, Texas.  The Company is a vertically integrated development firm with a pipeline exceeding 3000 proposed units in excess of $700m in total project cost.  Prior to forming ASD, the principals have closed 40 transactions within the Dallas – Fort Worth Metroplex since 2017, and managed development projects nationwide exceeding $1.2bn in capitalization.

Description:

Reporting directly to the Managing Partners, the AVP – Investments will have an integral role in the capital markets and acquisitions functions of the Company.  The work will encompass analyzing the optimal capital structure for projects, assessing the marketability of investment positions in prospective acquisitions, preparing capital marketing materials, facilitating investor due diligence, coordinating loan/financial closings, assisting with the preparation and negotiation of legal documents, and managing investor trackers/communications.

The role presents the AVP – Investments with a unique opportunity for involvement in every aspect of transactions associated with real estate development projects, as well as daily direct interaction with the firm’s Managing Partners.

Salary:            $145,000 - $165,000

Responsibilities:

  • Acquisitions
    • Manage a team of associates responsible for financial modeling & analysis of complex real estate transactions in MS-Excel
    • Lead investment approval meetings to weigh in on potential new development projects – presenting to managing partners
  • Capital Markets
    • Create investment memoranda and support managing partners in financing efforts for land loans, construction loans, and joint venture equity
    • Support managing partners in negotiating term sheets, operating agreements, and loan documents
    • Facilitate investor and lender due diligence through tracking closing checklists, creating and managing investor/lender shared drives, and coordinating investor closing review calls
  • Investor Relations
    • Oversee preparation of investor reporting
    • Prepare investment approval packages for the ASD GP Venture fund
  • General
    • This role will involve directing processes to create an efficient model for financing projects and managing the legal documentation process for the Company and its investors.  Over time, the role has the opportunity to coordinate a support team in preparing investor materials and managing investor reporting
  • Immediate Term Analyst Support
    • For the first six months, the AVP – Investments will play a more active supporting role in the acquisitions function, working with the Acquisitions Associate and Managing Partners to assist with:
      • Underwriting new investment opportunities
      • Managing the acquisitions tracker
      • Creating investment memoranda and recommending new acquisitions
      • Considering and presenting JV structures to landowners

Requirements:

  • +/- 3 years of experience with some of the responsibilities listed above
  • Bachelor’s degree
  • Experience underwriting real estate transactions
  • Strong financial analysis capability
  • Strong expertise in MS-Excel
  • Ability to manage multiple tasks, prioritize work, and set/meet deadlines
  • Self-starter, ability to think independently, problem-solve, anticipate next steps, and hold an ownership mentality
  • Desire and commitment to work in an entrepreneurial and collaborative environment
  • Understanding of the real estate capital markets
  • Familiarity with the development process including project due diligence, pre-development design, entitlement/municipal approvals, and construction project budgeting is a plus
