Our Client is a vertically integrated real estate investment company with development and asset management capabilities. Founded in 2006, our client has made several successful investments in the residential, hospitality, office, retail and land sectors. Their targeted investments include opportunistic and value-add investments in existing property, ground-up development, distressed real estate.
Position Description
Our Client is seeking a Vice President of Development to join its Multifamily Development team. The candidate must have strong analytical and quantitative skills in real estate underwriting with project management experience. The candidate must also have dynamic critical thinking and problem-solving abilities coupled with strong communication skills. A minimum of 8-10 years of prior multifamily real estate development experience is required. This position (in-office based) is located in their corporate headquarters in Coconut Grove, Florida. This role will be assigned development initiatives by the Managing Director of Multifamily Development in target markets across Florida.  Limited work travel outside the South Florida region is required.
  • Lead and perform financial analyses including preliminary due diligence to support company leadership’s decision-making related to new investments and allocation of resources for new pursuits.
  • Manage the development process and project consultants, provide accurate reporting, and implement and execute processes to ensure pro-forma development budgets, underwriting, schedules, design quality, and standards are achieved.
  • Present at Investment Committee meetings for proposed multifamily development projects by preparing investment proposals and providing the Managing Director of Development with progress updates on projects in pursuit or under construction and/or lease-up.
  • Independently source new ground up development opportunities through relationships with brokers, consultants, land sellers, capital markets team members, lenders, etc. to identify feasible, financeable, and profitable new initiatives.
  • Lead the negotiation of legal documents including contracts, easements, municipal agreements, other project documentation, etc.
  • Manage development projects under construction to ensure developments remain on time and on budget; Manage third-party consultants to identify, entitle, design, finance, permit, construct, lease, manage and dispose of new development projects.
  • Lead team meetings and calls as necessary to achieve project goals.
  • Accountable for coordinating work activities, ensuring open communication between consultants, external contacts, etc. and internal project team members as needed.
Desired Skills & Experience
  • Proven experience (8-10 years) in all phases of multi-family development and new construction project management with a track record of prior successful projects.
  • Demonstrated ability to read, write, negotiate, communicate effectively and comprehend architectural, structural engineering and civil engineering plans.
  • Strong research skills and ability to identify and compile information to support the investment thesis and clearly articulate those findings to the Managing Director of Development and the Company’s Investment Committee.
  • Experience in negotiating Architectural and Engineering Consulting Agreements, Easement Agreements and other related documents affecting title and survey.
  • Demonstrated high proficiency in Microsoft Word and Microsoft Excel to complete required reports.
  • MBA or Masters in Real Estate preferred
