Role Summary

 

In this role, you will provide financial and strategic analysis related to industrial and commercial properties' acquisition, disposition, development, financing, and management. You will work on all aspects of real estate investment and management functions, including financial modeling and due diligence associated with property acquisitions and dispositions, asset-level underwriting, portfolio reporting, monitoring/analysis of investment performance, and special projects as needed.

As a critical member of our team, you will work closely with our Senior Executive Team and directly report to the Chief Finance Officer.

 

Job Functions

 

Acquisitions

 

  • Source, research, and evaluate prospective value-add and opportunistic acquisition opportunities nationwide, including existing industrial, office, and large campus properties and ground-up development projects.
  • Perform due diligence for acquisitions by interfacing with internal stakeholders and outside consultants (property managers, asset management, appraisers, attorneys, title, survey, etc.).
  • Work closely with the acquisition, due diligence, finance, property management, and portfolio management teams throughout the acquisition/disposition process, including company travel to tour properties as requested.
  • Develop and grow relationships with networks of brokers, lenders, and servicers to identify acquisition opportunities.
  • Prepare financial models using Excel and ARGUS for prospective investment properties.
  • Prepare investment memorandums for the Company's Investment Committee to support final acquisition recommendations.
  • Participate in analyzing various debt and equity financial capital stack alternatives.
  • Participate in the drafting, negotiating, and reviewing of documents such as purchase contracts and leases.

 

Asset Management

 

  • Create and maintain Argus models for various owned assets, with regular quarterly updates
  • Review the monthly financial package (cash flow statement, occupancy reports, A/R, etc.) for owned properties.
  • Conduct regular phone calls with property management and leasing to understand our owned properties better. Use this information to maintain and update existing Excel and ARGUS models.
  • Provide ad hoc financial analysis for asset management, portfolio reporting, development/redevelopment projects, leasing, capital, and refinancing opportunities.
  • Prepare financial models and investment memorandums for lenders regarding the potential refinancing of owned assets.

 

Experience

 

Bachelor's Degree in Real Estate, Accounting, Finance, Business Administration, or related major with the quantitative focus required.

  • 3-7 years of experience in a similar role
  • Advanced knowledge of financial and acquisition modeling techniques using Excel and experience with ARGUS required.
  • Understanding of real estate fundamentals, capital markets, and trends.
  • Strong quantitative and analytical skills with the ability to communicate results and recommendations succinctly.
  • Success in multi-tasking while maintaining strong attention to detail to achieve the highest quality results.
  • Able to prioritize and problem-solve efficiently during busy times.
  • Ability to establish relationships to advance professional networks within the company and in the broader real estate industry.
  • Experience in planning and management reporting.
  • Sound technical and practical knowledge of accounting and regulatory reporting requirements.
  • Advanced Excel and PowerPoint skills.
