About the Role

Tishman Speyer is seeking a Director of Development in Boston. This individual will support the development of the exciting and innovative Enterprise Research Campus (ERC) project in Allston. The ERC will transform a vacant, underutilized site into a vibrant, inclusive, and world-class life sciences and technology campus. The mixed-use community is committed to impact, rooted in Allston’s creative culture, and as dynamic as the as the scientists, entrepreneurs and artists who will live and work there.

Phase A of the Enterprise Research Campus contains approximately 900,000 square feet of mixed-use development consisting of lab/office space, a hotel, a residential building, a conference center, and ground floor retail, along with over two acres of public space. Phase B will include over 1,000,000 square feet of additional lab/office, residential, and open space.

The successful candidate will bring prior development experience, ideally with exposure to a range of asset classes such as lab, office, multifamily, and others. Given the complexity and transformative nature of the project, this person should be mature, articulate, and adept at managing various processes and stakeholders to continue driving the project forward. Knowledge of local processes around entitlements, zoning, etc. is a plus. With the firm’s emphasis on collaboration, the Director must be able to build and navigate productive relationships with external stakeholders and colleagues across the entire organization.

The Director will report directly to Kate Bicknell, Managing Director, Development and will be located in Tishman Speyer's office in Boston.


Responsibilities

  • Lead and coordinate all aspects of the development process, from due diligence, delivery, negotiations and asset management
  • Liaise with internal and external stakeholders, including consultants, community representatives, partners, and other third parties
  • Partner & collaborate with internal teams such as design and construction, finance, legal, leasing, marketing, and operations to develop and execute the project
  • Manage & undertake financial analyses to support the project
  • Oversee all aspects of the project budget and monitor timing
  • Collaborate with design & construction, debt & equity capital markets, legal and development teams on debt & equity financing
  • Work with the leasing & marketing teams to ensure a successful lease up, as well as internal ESG members who can advise on relevant sustainability initiatives
  • Mentor, as appropriate, more junior development staff

Qualifications

  • 8+ years of experience in institutional real estate development
  • Demonstrated leadership, teamwork and communication skills: experience working with and managing large, multi-party teams through the development process.
  • A project management and execution background and mindset, combined with high self-awareness and emotional intelligence
  • Ability to read and understand complex legal contracts and financial documents
  • Experience and track record working effectively with city officials and within the community
  • Broad-based knowledge in finance, architecture & engineering, legal, construction, leasing, and community and government approvals, and an understanding of value engineering principles
  • A sophisticated understanding of the financial aspects of complex, mixed-use development projects with complex project debt and equity waterfall structures
  • Financial acumen: well-versed in completing project proformas and analyzing deals, and in articulating such analysis, both orally and in written form
  • Excellent organizational and time management skills, as well as the ability to manage and navigate changing conditions
  • Ability to think critically and creatively and execute sound judgment
  • Strong writing and quantitative analysis skills
  • Excellent computer skills; literacy in Excel, Word, Power Point, and Outlook
