Purpose:                   

 

The primary function of the Asset Manager is to oversee all aspects of the administrative, financial, capital and operations of an assigned multifamily housing portfolio.

 

Essential Job Duties and Responsibilities:

 

-Direct goals and objectives for each property.

-Oversee local/regional property management, construction management, and personnel issues.

-Perform special projects within the portfolio, and other responsibilities, as assigned.

-Host weekly asset management calls across the portfolio.

-Monthly, quarterly, and annual reporting of the portfolio. Monthly review of operating statements.

-Financial analysis, market studies, and industry standard reporting (i.e. variance reporting, discounted cash flows, etc.)

-Develop and build great teams that live the Summit culture to ensure the highest level of productivity from on-site teams and longevity of staff. Top down cultural development.

 

Supervisory Responsibilities:

 

Hire, manage, coach and terminate as necessary all Property Managers and site level staff. Oversee and approve all on-site staff including but not limited to Property Managers, Assistant Regional Managers and Leasing & Marketing Specialists within the assigned region.

 

Other Duties:

 

Assisting on potential acquisitions:

 

Organizing and executing due diligence and closing of acquisitions including review of financial and operational assumptions.

Organizing and executing the preparation and approval process of property operating budgets. Maximize total return for each assigned asset through the analysis of property efficiencies and Identifying opportunities for Quarter over Quarter improvement.

 

Analyze and develop 3,5,10-year capital needs assessments for assets and prepare capital plans throughout the life of the loan Analyze debt to market value ratios along with loan rates to determine if asset should be refinanced or restructured.

 

Knowledge, Skills and Experience required:

 

Five to seven years of proven experience in asset management.

 

Bachelor’s Degree required with a concentration in business, finance, accounting, and/or real estate.

 

Experience overseeing multiple properties/locations within a multi-state portfolio.

 

Knowledge, Skills and Experience required (continued):

 

Computer literacy sufficient to operate spreadsheet and project management applications (i.e. Microsoft Excel/Google Sheets, Asana).

 

Physical Demands / Work Environment:

 

Working conditions are above normal for a fast-paced real estate management environment. Travel within portfolios apx. 25%-75% of the time.

 

Mid to high-level stress during peak performance times.

 

Material and Equipment Directly used but not limited to:

 

Computer, copier, printer, scanner, fax machine, MS Office Suite, PDFs, AppFolio, Resman,  Anyonehome software, Zoom, and other digital conferencing required Phone.
