Job Role Background:
We are seeking a Project Manager to add to the Real Estate Development team to support multiple ground-up development projects through delivery. The Project Manager will provide coordination and project management support on all development functions, including, but not limited to: procurement and coordination of design consultants; construction administration; contract preparation; project accounting; budget management; payment application processing; schedule preparation and management; information gathering and monthly reporting; coordination with the investment and asset management teams.
The ideal candidate will be a creative, engaged self-starter with an ability to work independently and respond quickly to new challenges and opportunities. The ideal candidate will be responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope.
General Responsibilities
- Support project management team on all tasks related to multiple ground-up development projects in the New York-Newark-Jersey City, Metro Area
- Extensive contact and coordination with consultants, contractors, and vendors
- Periodically or regularly visit construction sites as needed
- Coordinate across teams, particularly Asset Management, Accounting, and Construction Management
Project Management
- Assist in the preparation of project schedules
- Assist in scheduling and agenda management of all project-related meetings
- Coordinate the intake, execution, and processing of contractor and vendor contracts, change orders, payment applications, and invoices
- Set up, maintain, and administer project/task/deliverable tracking documents
- Maintain project documentation, plans, and files such as construction documents, design studies, approvals, official correspondence, legal documents, and other project-related material
Budget and Cost Management
- Maintain project Development Budget and cash flow projections
- Manage budget reporting using project cost management software
- Coordinate closely with project accounting and cost control team to ensure continuity between internal cost control, accounting, and project management systems
- Work collaboratively with internal and external accounting departments to rectify billing and payment issues and streamline the processing of requisitions
- Assist in the preparation and tracking of cost estimates, construction contracts, trends, and change orders
Qualifications
- Bachelor's Degree or equivalent experience. A Graduate degree in Construction is a plus
- 5-7+ years of experience in real estate development or related field with an emphasis on project management, budgeting, information gathering, and reporting
- Advanced facility with Microsoft Office; including Excel, Word, PowerPoint, and Outlook; experience with cost management and construction management platforms (PlanGrid, Procore, etc.)
- Excellent ability to organize projects and timelines
- Able to effectively work under pressure and prioritize work to ensure it is completed under intense deadlines; manage competing deadlines and adapt to changes in assignments on short notice
- Support design and construction decisions in close coordination with third-party consultants (i.e., architects, engineers, contractors, etc.), and participate in construction administration.
- Superior communication skills, constantly communicating with all internal and external team members and related departments, and adapting to different audiences
- Must demonstrate networking ability and maintain a can do attitude with respect to dealing with consultants, contractors, vendors, and co-workers
- Personable, able to deal within the framework of a small organization, and work with others as a team player
- Ability and desire to quickly learn new job-related information
- Work in a manner that maintains the Company s highest level of quality
- Maintains discretion in the handling of confidential information
