Summary:

Kennedy Wilson is seeking an Assistant Project Manager who is collaborative, detail-oriented, has ability to manage multiple tasks, and consistently meet deadlines. This position reports to the Senior Development Manager, U.S. Development & Construction. Candidates should have 2-5 years relevant experience.

Key Responsibilities:

  • Manage submittal process by reviewing documents as needed and confirm they meet the contract documents and Company/Property standards
  • Assist Project Manager in setting up projects in online construction management software programs (Honest Buildings/Procore)
  • Attend weekly Owner/Architect/Contractor meetings and ensure requested information is provided to the construction team by the appropriate party
  • Assist in receipt, organization, and tracking of records for the Team on Box
  • Review change order pricing with GC/Contractors and confirm quantities from contract documents
  • Create Request for Proposals (RFP) for projects as needed
  • Review and manage the Request for Information (RFI) process to avoid construction delays
  • Assist with scheduling meetings, conference calls, site visits, etc.
  • Provide review and assist Project Manager in processing change orders, monthly payment applications, and project schedules 
  • Coordinate with Project Manager and construction team to update company documents, such as drawings, RFIs, etc.
  • Confirm conditional and unconditional releases are submitted with each invoice & confirm invoices are correct by checking project’s daily reports and schedules
  • Collect W-9 forms for new contractors and submit for approval prior to payment processing
  • Collect and track project documents including certificates of insurance (COI), permits, inspections, reports, etc.
  • Manage and update contract documents over the course of the project (as-built drawings)
  • Update monthly, weekly, and yearly reports for Project Manager’s review and processing
  • Prepare list of closeout documents for project completion and coordinate with GC in collecting all documents such as warranties, O&Ms, record owner trainings, etc.
  • Confirm extra stock material is provided and coordinate storage
  • Implement Punch List at the end of the project to ensure all items are completed in a timely manner

Qualifications:

  • B.S. in Construction Management or Engineering Degree preferred but not required
  • 2-5 years of relevant experience working for a General Contractor or construction management firm
  • Experience with MS Office, Excel, PowerPoint
  • Experience with Bluebeam Software and Box (preferred)
  • Experience with Honest Buildings/Procore (preferred)
  • Experience with project scheduling, estimating and project management software is preferred
  • Be able to coordinate with multiple Project Managers and different projects at the same time
  • Possess good time management skills
  • Strong communication skills
  • High attention to detail
  • Willing to travel for occasional project site visits
