The firm has regional offices in Fort Lauderdale, Dallas, Washington D.C., Phoenix, Raleigh, and Orlando, and is actively expanding their development pipeline.

Position Overview:
The position of Vice President, Asset Management is responsible for the active asset management of high-profile multifamily, senior living and mixed-use projects in lease-up, as well as existing stabilized assets within the firm’s portfolio. The Vice President, Asset Management is involved in project underwriting and market research for new projects to be developed by the firm or their affiliates.

The Vice President, Asset Management will be actively involved with the leasing and operations of any retail components at our client’s projects. This position requires excellent verbal and written communication skills, strong quantitative skills, advanced Excel-based modeling experience, an advanced understanding of revenue management programs and practices, and a general understanding of accounting and financial reporting principles. The Vice President, Asset Management will report directly to the Chief Investment Officer, who is based in Fort Lauderdale, and will interact with various executives and managers across investment, development, and accounting divisions of the company, as well as their client’s capital partner representatives.

Key Responsibilities:
• Source and review market information for new projects from third-party reports and property management to finalize initial project underwriting.
• Collaborate with property management during construction on project branding and monitor market/submarket trends relating to sales comps, supply pipeline, employment trends, etc.
• Lead asset management activities of projects in lease up and stabilized assets, include revenue and expense management, tracking of actuals vs. original pro forma, monitoring of lease up and budgeting, marketing means and methods, monthly budget calls with asset managers of the firm’s capital partners, annual budgeting and reforecasting, and periodic resident surveys to identify strengths, weaknesses, and opportunities for future firms’ projects.
• Track asset and portfolio level performance, including dashboard development and management, to provide senior management and capital partners with detailed performance metrics and benchmarking, across the portfolio.
• Conduct weekly and monthly review of market rents, concession policies and project level operating expenses.
• Oversee all aspects of mixed-use (retail) components at the firms’ properties, including engaging leasing brokers, working with the firm’s executive team and capital partners to strategize and select appropriate tenants, negotiate LOIs and leases, monitor space build-out and operations once open.
• Drive analysis of rent and operating expense proformas, monthly financials, capital budgets, and cash flow projections, focusing on rental income and expense projections, lease up assumptions, ancillary income, staffing levels, resident services, operational issues, and cap ex programs.
• Monitor any tax assessments and coordinate the tax appeal process, if necessary.
• Review of insurance coverages, deductibles, and exclusions.
• Loan closing support and ongoing administration, including monitoring any upcoming financial covenant tests.
• Hold/sell analysis and alternative exit/refinancing analysis for existing assets, business planning and disposition support.
• Work with executive team, capital partners, buyer, broker, and property management team at disposition to negotiate PSA; source due diligence items, coordinate tours, assemble all assignable warranties and contracts, prepare, and deliver sale prorations analysis.
• Other responsibilities as deemed appropriate by the CIO.

Qualifications:
• Bachelor’s Degree and 7+ years of relevant asset management experience; Ground up, Value-Added Multifamily exposure preferred.
• High level of proficiency in MS Office (Excel, Word, and PowerPoint).
• Ability to create complex spreadsheets and financial analyses.
• Solid understanding of operating results, valuations, investment returns, acquisition, and development proformas.
• Practical problem solver able deal with a variety of variables in situations where only limited standardization exists.
• Ability to report on current project activities including communicating on issues and/or general status updates.
• Strong organizational skills; strong research, analytical and problem-solving skills; strong written and verbal communication skills.
• Solid market knowledge of each existing and future asset.
• Willingness to travel on a national basis (~20%)
