THE COMPANY

Skylatus Property Capital LLC (“Skylatus” or the “Company”) is a capital brokerage business that helps real estate owners and developers raise debt and equity capital to acquire, develop and refinance multifamily, hospitality and commercial real estate.  In addition to Skylatus’ primary capital raising business, Skylatus’ principals are in the process of creating an affiliated company that will acquire and develop real estate in Florida.  The Skylatus team is comprised of former real estate private equity investors and lenders that have closed over $2 billion of real estate transactions.

ROLE & RESPONSIBILITIES

Skylatus is seeking an analyst to evaluate real estate acquisitions, development projects and capital raising engagements. The analyst should love numbers and be enthusiastic about working in Excel for extended periods of time. The analyst’s primary responsibilities are listed below:

1. Create underwriting models and offering memorandums for capital raising engagements
2. Analyze prospective property acquisitions and development projects
3. Speak with brokers and property owners about properties that they are selling
4. Attend property tours
5. Research and analyze rent comps, sales comps, new supply and demographics
6. Summarize business plans and other important information in bulleted narratives
7. Speak with tax assessors and insurance brokers to create real estate tax and insurance projections; respectively
8. Create maps and photo collages
9. Abstract agreements (leases, franchise, management, loan, joint-venture and other types of agreements)
10. Create matrices to compare capital options from capital providers
11. Create sensitivity analyses to evaluate the impact of changing variables upon deals
12. Analyze expense comparables for properties
13. Analyze appraisals and create analyses to contest values
14. Create SWOT analyses
15. Run STR reports, analyze segmentation, review PACE reports and evaluate food & beverage metrics for hotels
16. Rate shop hotels on their websites
17. Analyze client tax returns and personal financial statements
18. Analyze construction and renovation budgets
19. Research and summarize zoning and land use regulations
20. Reconcile settlement statements
21. Read environmental and property condition reports
22. Conduct macroeconomic research
23. Run reports within other software programs
24. Assist in building pipelines of new deals

QUALIFICATIONS

The qualifications are listed below. Exceptional Microsoft Excel skills, attention to detail and critical thinking are of utmost importance.

1. 1 to 3 years of commercial real estate underwriting experience
2. A bachelor’s degree in finance, accounting or real estate
3. Highly experienced with Microsoft Excel including knowledge of shortcuts
4. Experience with Microsoft Word and Outlook
5. Ability to analyze data, step away from the details and present concise conclusions
6. Fast typing skills
7. Meticulous with numbers
8. Ability to set and achieve deadlines
9. Ability to juggle multiple deals

BASE COMPENSATION

Base salary shall be in the $60,000 to $80,000 range depending upon level of experience.  There shall also be opportunities for profit sharing in commissions and real estate investments.  The analyst would ideally start working within the next 30 days.
