Project Manager- Modular Home Communities

Quartz Properties Management (QPM) is a developer and homebuilder that utilizes off-site (modular) construction methods. QPM is seeking an experienced Project Manager who has managed residential construction projects at scale, is entrepreneurial, thrives in a fast-paced environment and is able to create and implement processes and procedures within that setting. The Project Manager will assume primary responsibility for the oversight and performance (time and budget) for QPM s development projects (currently 220 homes across 4 developments) in the Asheville, NC area. The ideal candidate will have 5+ years experience working in a production homebuilder environment. While the ideal candidate will live in the Asheville area, only candidates within a two-hour drive will be considered as weekly travel to Asheville is required.

 

Job Description:

  • Develop and implement project management systems and reports to monitor project performance to plans, budget, schedule, design standards, and quality control.
  • Develop and maintain master project budgets and timelines as required for each project.
  • Negotiate and manage subcontractor agreements in accordance with budget and schedule
  • Oversee the project, team members and all third parties with strict adherence to documented schedules and budget.
  • Work with Finance and Construction teams to develop and maintain master project budgets and schedules
  • In coordination with Construction Manager, oversee site logistics and planning related to Modular box delivery, staging and setting and the associated trades required to support those efforts
  • Manage project budgets, analyze and approve requisitions, change orders and other invoices associated with the project. Ensure all work that is invoiced is acceptable to company specifications and is 100% complete.
  • Coordinate construction loan draw down documentation process (work with Finance)
  • As needed, work with Project Team to prepare plans and documentation for Planning, Zoning and any other approvals as may be required.
  • All other duties as required to ensure the success of the project.

Job Requirements:

  • 5 Years prior experience with production builder.
  • Degree in Real Estate, Construction Management, or Engineering strongly preferred
  • 5+ years of construction-related and/or project administrator experience.
  • Experience with Procore, Excel, Smartsheet or other project management software
  • Strong organizational and time management skills
  • Detail oriented with strong analytical and leadership skills
  • Demonstrate outstanding verbal and written communication skills
  • Must be able to prioritize and meet deadlines in a fast-paced environment
