Job Description:  Construction Manager

 

About the Position

Spirit Investment Partners, LLC (“Spirit”) is seeking a seasoned, highly skilled construction manager to join its rapidly growing team of entrepreneurial real estate professionals.  The Construction Manager will play a dynamic role, managing all phases of Spirit’s construction projects including design, developing scopes of work, budgeting, sourcing vendors, bidding, renovation and repositioning of Spirit’s portfolio of mixed-use and multifamily projects located throughout the eastern half of the United States.  The primary construction management responsibilities include directing renovation designs, creating budget estimates and scopes of work, bidding construction projects, sourcing and selecting contractors and vendors, negotiating contracts, managing construction schedules and specifically making sure projects are completed on time and on budget.  There is tremendous room for merit-based growth as the Company continues to expand.    Spirit currently has offices located in Stamford, CT and Orange County, California with an asset base located throughout the eastern half of the United States.  Since extensive travel is required of the Construction Manager, Spirit is flexible on where potential candidates are based. 

 


Primary Responsibilities and Objectives

  • Assist in the design process by reviewing existing property conditions and providing initial feedback to Spirit principals and project team on design impacts to construction costs and project management challenges.
  • Prepare estimates and budgets with assistance from architects, contractors, and design professionals for underwriting purposes and business plans.
  • Develop and prepare scopes of work, to be submitted to contractors and vendors for bidding various components of renovation projects.
  • Manage the construction bidding process by obtaining multiple bids from well-qualified contractors and vendors, ultimately recommending a selection to Spirit’s management team.
  • Manage the negotiation and administration of contracts, plans, and project specifications with contractors and vendors.
  • Responsible for on-site project management activities including permitting, inspections, contractor coordination, all while minimizing impact of construction on property management staff and residents.
  • Monitor project budgets, including review of project change orders for accuracy and completeness and provide detailed financial reports including budget variances.
  • Create and maintain financial reports including purchase orders, invoices, lender draw requisitions, and other information and documents pertinent to cost accounting.
  • Ultimate responsibility for success of renovation projects, including bidding out projects, gathering all required information for vendor compliance, preparation of plans and organizing the execution of the project, and direct contractor supervision.

Qualifications, Skills & Attributes

  • Bachelors Degree in engineering/construction management related field preferred.
  • Minimum 5+ to 7 years of construction project management experience, ideally within the multifamily industry
  • Knowledge of basic building codes and construction procedures, AIA contracts, insurance certifications, construction practices, acquisition due diligence procedures, and real estate maintenance.
  • Experience working with garden, mid-rise and high-rise residential renovation and ground-up development.
  • Experience in working with architects and engineers in plan development.
  • Scope of work development.
  • Permit processing.
  • Bid processing/negotiation with general contractor.
  • Knowledge of development/construction phases and scheduling.
  • Proficient in Microsoft Project, Word, Excel and Outlook.
  • Travel required throughout United States.
  • Strong leadership skills.
  • Ability to work in a fast-paced, self-directed, entrepreneurial environment.
  • Ability to manage of team of construction management personnel.
  • Must maintain a professional image with residents, vendors, contractors, investors and Spirit principals.
