Position Overview

The primary responsibility for this Senior Project Manager, Space Portfolio and Business Relationship position is the management of space planning, building occupancy management, and move planning across non-electric facilities that house Southern California Edison employees.


This position will be responsible for space and occupancy decisions that directly impact a department’s core business. Working with the Business Relations Managers (BRM), this position will anticipate the respective needs of clients accurate headcount projections, facilities needs assessments, adjacency studies and other key business drivers essential in programming a long range facilities plan and execution timely to the business need.


This position participates in developing the Long Range Facilities Plan and other key deliverables that feed our Corporate Real Estate (CRE) Rate Case. Coordinating strategy, ensuring compliance, developing standards, responding to regulators, developing business objectives, and providing strategic direction is managed in this position.


This position will forecast future headcounts for SCE Business Units (Business Units) maintaining the Operational Occupancy Planning and large move management across non-electric facilities throughout SCE territory.


Typical Responsibilities include:

Develop collaborative relationships with senior-level managers of Business Units to plan long-term space requirements, determine strategic locations and document business requirements.
Works with CRE teams to research and document solution options for the Business Units and offer high level guidance to the team as they begin to implement the project charter.
Provide information (executive level presentations) and persuade in setting strategic direction and assist the Principal Manager by ensuring information flow to the Director's office, and provide strategic oversight of departmental and enterprise-wide projects
Proficiency at fostering open, two-way communication
Provide direction to both CRE and Business Units while making strategic decisions regarding scope of work, supporting space and furniture policy implementation.
Interact effectively with CRE business partners (including CRE MAC Manager), regulatory agencies (federal, state, local), suppliers and others required to deliver a safe, productive work environment.
Develop and implement processes, controls and procedures to not only ensure departmental goals and objectives are met but also ensure we maintain code compliance within our facilities in order to maintain occupancy of our facilities.
Interface effectively with Business Units, CRE team, and all levels of SCE management to build and sustain relationships, develop/negotiate space solutions, understand headcounts and business requirements.
Coordinates alignment between PS&OS Senior Vice President and Client's Vice President on all facility project work undertaken to build/lease new facilities as well as major projects to remodel/refurbish existing non-electrical buildings. Acts as high level project manager/liaison through the project planning and execution phases, being the client's point of contact for escalating issues.
Regularly interacts with senior-level representatives of the various SCE Business Units disseminating information involving space and facilities' strategy, influencing policy direction on major facility initiatives and space governance.
Understands and defines the strategic direction of SCE space governance, optimizing facility utilization and architectures. Supports business plans, objectives and initiatives for the SCE Organization by planning and providing safe and reliable work environments. Lead in the development of overall objectives and long-range facility goals of the entire SCE organization.
Strategic planning regarding changing facilities, space, furnishings direction, provide recommendations and customized solutions that anticipate future business requirements and changing Business Unit needs.
Perform other duties and responsibilities as assigned.

Minimum Qualifications:
10 years of experience managing projects related to space standards, space planning, building occupancy management & reporting, and large move planning.

Desired Qualifications:
Bachelor Degree in Architecture Design, Engineering, Business, or other Technical Discipline.
Corporate Real Estate and Facilities Management functions and processes.
SCE organizational design.
Knowledge of drawing management processes and systems/tools.
Experience with SAP space management functions.
Experience with 3rd party space management tools.
Comments:
Candidates for this position must be legally authorized to work directly as employees for any employer in the United States without visa sponsorship.
Position will require up to 30% traveling throughout the SCE service territory.
