Background & Purpose of the Job

The transformation of Employee Services – Workplace continues to be significant as the strategy development and delivery of these services move from being primarily within each local site and geography to be a globally integrated service line within ETS.  There is an over-riding requirement of delivering change without disruption to everyday operations. 

 

Who You Are & What You’ll Do

 

The Real Estate & Transformation Lead, North America will be responsible for defining and managing the execution of the Real Estate strategy for North America as well as identifying solutions that support Unilever’s core business & objectives, supported by the 2G Real Estate Partner Team.

 

The Workplace Facilities Management Transformation Program is a global initiative covering all Unilever clusters. The objectives of this program are to deliver the right Facilities Management services at the right cost, while simplifying the complexity of our operations and current incumbent supplier landscape.  For North America the core program was delivered through 2015/2016.  We are now focusing on the 2019 contract end dates and planning for the Facilities Management Transformation 2.0 delivery through 2018/2019. 

In addition to the Facilities Management Transformation program, the Workplace function will continue to drive further global innovation of other program and enabling systems, such as Zero-Based Budgeting, LEAN methodology, Global Physical Access Security, Integrated Workplace Management System, Agile Workplace best practices and our Sustainability initiatives. These will be developed and designed globally and will need to be integrated seamlessly into local agendas, causing no disruption to the employee services proposition.

What You’ll Need To Succeed

 

This role requires a self-starter that can support an ever-evolving organization, manage old and new employees and integrate them into an effective team. Particular focus on relationship building skills, ability to drive performance leading to success of 3rd party suppliers, and drive change in the workplace environment effectively while balancing sensitivities and local nuances.  Success of this role will also be dependent on the incumbent building understanding of local agendas and approaches in order to drive delivery of regional RE & transformation strategies aligned with global innovation programs. 

 

  • Own the real estate strategy and optimization of the North America portfolio
  • Develop and lead North America strategic cluster engagement plans
  • Provide direction and guidance regarding space policies/standards, utilization analysis, procedures and protocols to drive compliance to global WTS (Workplace & Travel Services) standards
  • Implement strategies that create workspaces and environments that drive great employee experiences, enabling employees to be more agile, speedy and productive; contributing to the Unilever Sustainable Living Plan agenda; and ensure the safety and security of all Unilever people
  • Deliver against WTS cluster budget, OTI (One Time Impact), Zero-based Budgeting, and space optimization targets/stretches
  • Develop & manager stakeholder relationships alongside the Service Delivery Director; partner with stakeholders to effectively understand their requirements and objectives
  • Deliver transaction management service to business through leading and managing 3rd party Real Estate or Service Providers; with a focus on pushing our partners to be 1) pro-active in identifying opportunities, 2) own the day – to – day management of non-strategic projects
  • Ensure data compliance in plan on (financials, critical lease data, etc) and Zero-based Budgeting tracker through working with outsourced real estate and other key partners
  • Support North America M&A due diligence & integration
  • Work with Global Real Estate Strategy Director, North America Service Delivery Director and Global WTS team on ad hoc special projects related to real estate & transformation as required
  • Ensure the model to deliver Real Estate services is aligned to North America business requirements and provides the best possible quality of service to the business
  • Point of escalation and resolution for business stakeholders and real estate partners
  • Provision of ad hoc real estate advice to business stakeholders
  • Remain abreast of industry best practices and innovation to deliver continuous improvement to Unilever with support of our Real Estate partners
  • Setting up the project governance (status reporting, project controls, meeting schedules, work stream deliverables, success criteria, etc.) for the various transformation projects. 
  • Ensuring the implementation is undertaken consistently and effectively in all sites and countries.
  • Identifying constraints and mapping dependencies across the project work streams
  • Providing the linkage between the Project Steering Committee and the Central and Local implementation teams

Required:

  • Experience of delivering complex Real Estate Transactions in North America working with strategic partners, landlords and business leaders
  • Experience of delivering multiple transformational projects either from an organization or physical delivery perspective
  • 3-5 years successful track record working in a project management role on small-medium scale projects.
  • Some experience/knowledge of relevant functional processes e.g. IT, HR, Workplace
  • Business Partner/consultancy experience
  • Cross functional change projects
  • Tracking & reporting across multiple projects

Desirable:

  • Operational contract delivery
  • Performance reporting experience
