Triten Real Estate Partners is a privately held real estate subsidiary of the Triten Corporation. Founded in 2011, with offices in Houston and Dallas, the company invests in all parts of the capital stack. Its approach centers on identifying special situations that exhibit superior risk-adjusted returns including capital market inefficiencies, value add enhancement or ground up development. The Project Manager position is responsible to the Vice President, Director of Projects for the on-schedule and within-budget completion of the overall development/construction project.

ROLE AND RESPONSIBILITIES  
  • Assist in the upfront due diligence phase of project development.
  • Ensure project compliance with building codes and local jurisdictional authorities.
  • Provide leadership, guidance and management to the project design and construction team.
  • Participate/oversee Contractor in scoping, Terms and Conditions, bid packages and selection process for construction subcontractors
  • Establish project requirements relative to construction activities.
  • Participate in constructability studies for projects, estimate construction costs and plan/schedule activities.
  • Ensure major focus on safety is maintained in every aspect of construction during the planning and execution phases.
  • Review and approve shop drawings/submittals in conjunction with design team
  • Work with project controls to develop construction reports necessary to track all facets of construction effort
  • Planning and developing the scope of work, project procedures, budget and schedule of those projects under the Project Manager’s direction.
  • Setting policy, direction and tone for the execution and implementation of the Contract and monitoring the performance on the project from the various diverse contributors.
  • Review change orders
  • Reviewing and approving estimates for use in preliminary budgets, control budgets and target estimates, as well as the overall project execution schedule.
  • Preparing reports on job progress and monitoring the Contractors efforts.
  • Reviewing and preparing major purchase requisitions and purchase orders for Owner supplied equipment and materials.
  • Coordinating the constructability efforts between the Design Team and Contractors.
  • Reviewing the Contract to determine significant parameters, time schedules, estimates and definitions of the major task areas
  • Coordinating the planning and scheduling of the overall construction work.
  • Ensuring the construction team’s adherence to the limits of the work defined in the project Contract, and for delineation and definition of scope changes and development of associated construction costs.
  • Responsible for ensuring that the design, specifications, drawings and other construction and procurement data prepared by the design team are complete, meet the established requirements and are in compliance with codes, laws and regulations applicable to the project.
QUALIFICATIONS AND EDUCATION REQUIREMENTS
  • Bachelor’s Degree with preference for Construction Science of related field a minimum
  • 5+ years experience in construction or related field
PREFERRED SKILLS
  • Requires excellent communication skills
  • Ability to work effectively with various levels of management and employees
  • Must be detail-oriented, self-motivated and have the ability to manage multiple tasks simultaneously.
  • Requires knowledge of technical and administrative aspects of all phases of project management, including development of construction projects and preparation of construction documents; all related codes, guidelines and regulations necessary for projects.
  • Must know how to facilitate and communicate in a multidisciplinary environment.
