POSITION SUMMARY
Vequity, a growing commercial/residential real estate investment and development company located in Chicago, IL, is seeking a full time Development Manager. The position is responsible the following roles and responsibilities:
ESSENTIAL DUTIES
- Manage entitlement process from initial approval to final Certificate of Occupancy
- Hiring and management of consultants
- Environmental evaluation and coordination
- Manage the development professionals to ensure project deliverables are on schedule and budget
- Manage design, development and construction document preparation
- Solicit bids and retain the development professionals specific to each project
- Create and manage project budgets, including maintaining up-to-date ACR for internal reporting
- Prepare project updates for lender and investor reporting
- Maintain development schedule and work alongside contractor to create recovery schedule should delays occur
- Manage value engineering process, to maximize the best design and product for competitive pricing while working with marketing team to ensure the product remains competitive in the market
- Work with the construction management team to bid and award the various trades and vendors
- Complete and submit internal detailed activity reports, noting completed activities, anticipated activities, problems/ issues needing attention.
- Coordinate the delivery of retail spaces and LL work items
- Organize and conduct project meetings with ownership and project team
- Work with Construction Manager and Accounting team to manage pay application process and assembling bank requisition packages
- Facilitate the condominium offering plan and AG approval process
REQUIRED KNOWLEDGE, SKILLS & ABILITIES
Position requires an experienced development manager with an established track record of success. Specific requirements include:
- Bachelor’s Degree in Engineering, Architecture or Construction Management or related discipline or an equivalent combination of education and experience
- A minimum of 2 years of prior real estate experience
- Ability to read and understand construction drawings and specifications
- Excellent problem-solving skills
- Detail oriented and highly organized with ability to multitask
- Creative and “out of the Box” thinking
- Strong written and oral communication
- Superior organizational and analytical skills
- Must be able to work in fast paced/ entrepreneurial environment
- Intermediate Excel and Word proficiency required
