Sterling Organization is seeking a Transaction Management Associate for its corporate headquarters located in Palm Beach, FL. The Transaction Management Associate will work closely with Sterling’s Investments team to execute retail real estate property and portfolio acquisitions and dispositions in accordance with the firm’s investment objectives.
Responsibilities:
- Participate in all phases of transaction execution from PSA negotiations and acquisition due diligence through closing
- Conduct comprehensive acquisition due diligence and prepare a summary of findings (Investment Committee Memorandum) to present to Sterling’s Investment Committee
- Sterling’s due diligence efforts deeply examine a property’s financial, operational and physical condition, all of which are essential to understand prior to consummating an acquisition
- Participate in site visits to review property files, survey the property for noticeable defects or deficiencies, assess competitive properties in the market and pose astute, probing questions during tenant interviews
- Engage third-party consultants for specific property reports (i.e., Environmental, Property Condition, Zoning); assess and communicate the impact of any findings
- Identify and quantify key transaction risks; clearly communicate the same to members of the deal team and Sterling’s Investment Committee
- Work with Sterling’s Transaction Management team to spearhead property dispositions
- Coordinate across departments within Sterling (i.e., leasing, operations, construction & development, accounting) to ensure the property is primed for sale
- Work closely with Investment Sales brokers to coordinate the marketing effort
- Provide thoughtful responses to prospective purchaser questions as they arise
- Facilitate transaction closing (e.g., estoppels, prorations, closing statement, etc.)
Requirements:
- 2-4 years of commercial real estate experience (retail a plus).
- College graduate with strong record of academic achievement and knowledge of commercial real estate.
- Candidate should be highly proficient in Microsoft Excel/Word and experienced with other standard business software (ARGUS knowledge is preferred, but not required).
- Candidate should be highly organized, have exceptional written and oral communication skills and should be able to take on multiple projects simultaneously in a fast-paced environment.
