Vice President, Investments

Position Summary:

JBG SMITH is seeking a Vice President, Social Impact Investing to source, screen, and evaluate real estate investment opportunities for The Washington Housing Initiative, JBG SMITH’s  transformational, market-driven approach to marshal private and philanthropic capital for the preservation and creation of affordable workforce housing in rapidly changing communities throughout the Washington region.

In support of the Washington Housing Initiative, JBG SMITH is creating the Impact Pool, a $100-$150 million investment vehicle that will provide low-cost junior mortgages for the acquisition and development of 2,000-3,000 units of affordable workforce housing in High-Impact locations, and aid in the creation and stabilization of inclusive communities.  

In this position, you will be an integral member of our Investments team, responsible identifying and securing acquisition and development opportunities to meeting the Initiative’s goals.  The successful candidate can run an acquisition process with autonomy and minimal guidance and possesses excellent written and oral communication skills with the ability to present ideas concisely and informatively.

Responsibilities:

• Identify investment opportunities for the Washington Housing Initiative using quantitative and qualitative analysis.
• Build and maintain relationships with brokers, land owners, and potential JV partners.
• Oversee preparation and presentation of financial and qualitative analysis for new acquisition opportunities, including proformas, waterfalls, and sensitivity analysis.
• Lead the underwriting and due diligence for potential projects and prepare investment memos for approval, draft letters of intent and prepare offer packages.
• Manage acquisition (contract negotiation), financing, due diligence and closing processes for acquisition opportunities.
• Maintain acquisition reports tracking key dates, financial metrics and non-financial metrics.

Qualifications:

• Bachelors degree required. Masters Degree in Business/Real Estate Development/Finance or related field with  7+ years of experience in related field.
• Demonstrated ability to identify opportunities, structure transactions, and lead due diligence and closing processes to meet acquisition objectives.
• Deep product and market knowledge, particularly related to the High-Impact locations
• Excellent research skills and aptitude to understand the dynamics of various locations, submarkets, economic conditions and financial markets.
• Exceptional written and verbal communication skills.
• Excellent interpersonal and relationship building skills.
• Excellent organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously.
• Strong sense of personal motivation, responsibility, and entrepreneurship.
