A well-established New Jersey based full-service real estate investment company is seeking an Acquisitions Analyst who will support the transactions group in all aspects of the acquisitions process. The firm is a privately held, value creation focused real estate company headquartered in Fairfield, New Jersey. The company focuses on opportunities created by real estate economic cycles and underperforming assets across the country and is a principal investor in projects for its own account and in partnership with major institutions. The position will provide the applicant valuable real estate investment experience and the opportunity for rapid professional growth within the real estate industry.
Roles and Responsibilities:
The Analyst’s responsibilities will primarily be related to identifying, analyzing and acquiring real estate investments including, but not be limited to, the following functions:
• Prepare discounted cash flow projection models utilizing both Excel and Argus
• Analyze IRR projections, promote calculations, waterfall structures and cash flow forecasts
• Assist with due diligence coordination and review including Argus validation, financial statement review, leases, tenant interviews, etc.
• Prepare investment memorandums and business plans
• Conduct market research including on-site physical inspections and market tours
• Assist in execution of business plans for existing investments
• Develop relationships with brokers for potential acquisition opportunities
• Provide support to other divisions including development, leasing, asset management and property management
• Some light/moderate travel required
Qualifications:
• Qualified candidates will have a minimum Bachelor’s degree in real estate, finance or related field with a preferred 1 – 3 years of analytical work experience at a real estate investment firm, brokerage team or investment bank
• Experience underwriting and evaluating commercial properties, preferably within the multi-family, office, hotel or industrial sectors
• Proficiency with Argus software
• Strong financial and analytical skills, including advanced knowledge of Microsoft Excel
• Attention to detail and ability to handle multiple simultaneous projects
• Strong communication, financial modeling and writing skills.
