A well-established New Jersey based full-service real estate investment company is seeking a Summer Intern who will work with the Acquisitions group in all aspects of the acquisitions process. The firm is a privately held, value creation focused real estate company headquartered in Fairfield, New Jersey. Since its founding in 1972, the Company has become one of the top 100 owners of retail shopping centers in the United States. The company focuses on opportunities created by real estate economic cycles and underperforming assets across the country and is a principal investor in projects for its own account and in partnership with major institutions. The firm is a structurally flat and entrepreneurial company with a lean team environment offering the Intern an opportunity to learn about all facets of the project’s life cycle. The position will provide the applicant valuable real estate investment experience.

Roles and Responsibilities:
The Intern’s responsibilities will primarily be related to analyzing and acquiring real estate investments including, but not be limited to, the following functions:
• Conduct market research for potential new acquisitions
• Review investment memorandums and market data
• Review discounted cash flow projection models utilizing both Excel and Argus
• Analyze IRR projections, promote calculations, waterfall structures and cash flow forecasts
• Assist with due diligence coordination and review including Argus validation, financial statement review, leases, tenant interviews, etc.
• Assist in execution of business plans for existing investments
• Additional ad hoc projects in support of other divisions including development, leasing, asset management and property management

Qualifications:
• Qualified candidates will be entering their Junior or Senior year of college with a focus on real estate, finance or related field
• Candidates should have a strong interest in commercial real estate investment with previous exposure to the field through undergraduate course work
• A previous internship/externship in real estate investment is preferred, although not necessary
• Strong financial and analytical skills, including advanced knowledge of Microsoft Excel
• Attention to detail and ability to handle multiple simultaneous projects
• Strong communication and writing skills
• Self-motivated and proactive
