Vice President, Leasing

 

This is an opportunity to join the leadership team of a rapidly growing and highly successful private equity institutional real estate manager.  Ideal candidates will have an entrepreneurial spirit, work well with minimal supervision and direction, thrive while managing multiple tasks at one time, and demonstrate effective communication with investors, executive members, and real estate professionals alike. The Everest team has a national presence with headquarters in Scottsdale, Arizona. This position will be located in Scottsdale, Arizona and will report to the Executive Vice President of Acquisitions and Asset Management.

 

Primary Responsibilities:

Portfolio Tenancy – Oversight and coordination of the leasing process in order to efficiently and urgently maximize portfolio occupancy, net rental revenues, weighted average lease term, annual rental increases, tenant retention ratios, rollover increases, and quality of tenancy, while achieving acceptable return on investment for leasing costs including tenant improvements, leasing commissions, and lease legal costs. 

Strategic Business Development – Develop, facilitate, and expand Everest’s relationships with major local, regional, and national healthcare real estate tenants (hospital systems, surgery center operators, physician groups, and physician practices) in order to both attract tenancy to portfolio properties and to generate potential sale-leaseback and development opportunities with such healthcare service providers.

Principal Duties:

  • Coordinate the oversight of third-party leasing teams that are primarily engaged through local broker agency agreements. 
  • Negotiation and maintenance of listing agreements in conformance with company standards
  • Oversight and approval of local leasing brokers’ marketing plans, materials, and implementation
  • Coordination and oversight of bi-weekly listing agent reporting and bi-weekly team calls
  • Calculation and payment of commissions related to the terms of the listing agreements
  • Facilitating and coordinating communication and teamwork of the local leasing teams with local property management and the VP of Asset Management
  • Establishment of property by property and space by space leasing guidance to be utilized by the leasing teams for marketing and negotiation purposes and to be shared with VP of Asset Management for portfolio budgeting purposes.
  • Negotiation of leasing terms, conditions, letters of intent, and participation with Legal team regarding definitive lease documentation, in accordance with property, portfolio and company guidelines.
  • Collection of adequate and reliable financial disclosure from existing and prospective tenancy to evaluate potential new leases, renewals, and property performance, to be analyzed and approved by Everest’s Research team.
  • Collection, assimilation, and reporting of local market information, market studies, and other relevant information from local brokerage team and other independent sources in order to develop/maintain market information databases.
  • Coordination of tenant build-out plans, specs, cost and timing with VP of Asset Management and individual property managers to ensure efficient and informed build-out and tenant occupancy.
  • Coordination with VP of Asset Management and individual property managers regarding necessary capital and operational improvements that could enhance ability to attract, retain, and extend tenancy.
  • Responsible for providing both income and tenant improvement projections to VP of Asset Management for annual budgeting and periodic forecasting processes.
  • Planned regular travel to properties for annual (occasional semi-annual) team meetings with local leasing teams, local property managers, and VP of Asset Management.  Additional on-site meetings with existing tenants, prospective tenants, strategic relationships, as necessary, which may also include brokerage open houses, tenant appreciation events, and local real estate / healthcare meetings and conferences.
  • Establishment and maintenance of a database of known and targeted strategic healthcare service provider relationships, including providers in close proximity to existing portfolio properties, regional providers and national providers, with the goal of generating additional traffic to existing properties and to generate future strategic initiatives for Everest including sale-leaseback and development opportunities.

Education and/or Experience:

  • 10+ years of progressive commercial real estate asset management, leasing, and strategic development experience
  • Experience with medical office buildings and healthcare real estate is required
  • Bachelor's Degree
