JOB DESCRIPTION
The Senior Investment Associate will be a member of the acquisitions team and will be directly responsible for acquiring assets in their designated market. Daily tasks include cold calling, gaining strategic broker relationships, database management, market research, data entry, and comparable sales research. Cold-calling and off-market deal sourcing abilities will be critical, so we are seeking someone with a strong entrepreneurial drive, excellent communication skills, and an ability to get the deal closed.
The Senior Investment Associate will be responsible for sourcing property acquisition opportunities throughout major Texas including Dallas-Fort Worth, Houston, San Antonio, Austin and El Paso.
Lead generation and closing deals will be the Senior Investment Associate’s primary focus
ESSENTIAL DUTIES AND RESPONSIBILITIES
INVESTMENT SEARCH
- Continually search for current and future investment opportunities using a variety of methods, including digitized software
- Grow personal pipeline necessary to meet the division business plan goals
- Establish strong relationships with critical stakeholders (banks, brokers, developers, owners)
- Market research to develop acquisition opportunities
ACQUISITION
- Work with analyst to complete proforma and analyses of potential acquisitions
- Negotiation of LOI’s and purchase agreements
- Prepare Investment Committee package and present to Investment committee team
ADMINISTRATIVE
- Maintain a database of industrial ownership throughout key submarkets
- Weekly updating of CRM software to track all leads
This position’s primary office can be our Fort Worth or Dallas office. If our Dallas office, we would require 2 days a week be spent in our Fort Worth office for 1st year.

POSITION REQUIREMENTS
- Bachelor’s degree required;
- Minimum of 3 (three) years of commercial real estate experience (preferably emphasized in industrial) in underwriting, with knowledge of the acquisition deal process;
- Detailed knowledge of commercial real estate underwriting, including the development of cash flow forecasts and pricing metrics.
- Ability to work in a fast-paced environment and move quickly through assignments to ensure deadlines are met;
- Excellent oral and written communication skills;
- Microsoft Excel, Power Point and general ability to adapt and understand new technologies
COMPENSATION DETAILS
- Base salary + commission dependent upon experience level of candidate
- Applicant must be able to work 50+ hour weeks, plus weekends on occasion
- Fort Capital will pay 90% of employee’s healthcare benefits. This is for employee only, not entire family. Dental and vision are paid separately. A $50,000 life insurance policy will be given to employee free of charge.
- All business conducted under this position will be for Fort Capital and no independent brokerage activities will be allowed.
