C-III Investment Management is seeking an Associate in the Asset Management Group in the Dallas office. C-III Investment Management is a real estate investment management firm with over $4 billion in assets under management. Our investors include some of the largest pension fund plans, university endowments, insurance companies, and family offices in the United States. C-III Investment Management invests in commercial real estate equity and debt. This position will work with the real estate private equity funds which focus on value-add and opportunistic investments.

Job Purpose (Job Summary)

The Associate position will support all elements of asset management and will be involved in a wide range of commercial real estate investment strategies in a fast-paced and challenging environment. The role will support a Senior Vice President in managing the operations, leasing, financing and valuation of the investments. The position may also include responsibility for the oversight of individual assets under the supervision and direction of the Senior Vice President. The position requires the ability to understand fully the assets’ investment objectives and strategies, related loan documents, partnership agreements, and historical and projected property performance. The Associate role is intended to provide the opportunity for motivated, talented individuals over time to gain the experience and judgment to progress to asset manager level competency.

Key Responsibilities / Duties:

 

  • Build and maintain asset valuation and cash flow models using Excel and ARGUS
  • Review and scrutinize annual operating budgets
  • Prepare property performance reports for internal management
  • Monitor investment partners, third party property managers and leasing agents to improve property performance
  • Evaluate major leases, capital projects and other factors impacting asset value
  • Perform regular property inspections; travel required
  • Develop, review and implement annual business plans
  • Update and maintain market information

     

    Work Experience / Knowledge:

  • Good understanding of the operational and investment fundamentals of institutional real estate
  • Excellent verbal, writing and interpersonal communication skills required
  • Must have strong quantitative analysis skills
  • Ability to work in a dynamic, deadline-driven environment with low to moderate supervision and the freedom to propose and implement creative solutions
  • Strong proficiency in Microsoft Office Excel, PowerPoint, and Word required
  • Ideally one to three years progressive work experience at a real estate private equity firm, commercial real estate firm, investment bank, or commercial bank
  • Working knowledge of ARGUS preferred

     

     

    Formal Education:

  • Undergraduate degree is required, advanced degree a plus
