Principal Objective of the Position: The Development Manager will be responsible for overall management of medium to large scale mixed-use, hotel, tower and multi-family projects with a focus on Pro Forma, government approvals, design, layout, cost monitoring and control, schedule management, and project reporting and documentation as required. Manages projects from conception until completion. Requirements: Training/Education
  • Bachelor s Degree in Real Estate, Finance, Civil Engineering or related field; Master s degree highly preferred
Experience
  • Minimum of three to eight (3 to 8) years of experience in the area of civil engineering, real estate development and/or construction management
  • Demonstrated experience in overall project planning, pro formas, design, budget creation, managing government agencies, cost monitoring and projection
  • Demonstrated experience managing large projects including hotel and mixed-use development
  • Demonstrated knowledge of the entire development process with a high degree of knowledge and experience in hotel and mixed use development
  • Computer literacy sufficient to operate Microsoft Office (Excel, Word, Outlook, etc.) and other business-related software such as Procore, CAD, and Sharepoint

Essential Functions:
  • Responsible for creating the Pro Forma and maintaining a working budget for each project including hard costs, soft costs as well as tracking those costs from project inception through completion.
  • Responsible for executing all processes/transactions related to exploratory projects including Site Investigation, Project Description, Conceptual Plan, Market Study, Development Schedule and Pro Forma
  • Develop and implement consistent collaborative process that promote transparent reporting for both internal and external stakeholders.
  • Develop and implement consistent collaborative process incorporating staged/phased investigation, validation, design, funding, and entitlement of proposed development via formal approval process with Investment Committee
  • Responsible for scope development and review on a component and aggregate basis to ensure complete coverage for the entire project
  • Participation in the due diligence portion of potential development projects including zoning approvals, easement acquisition, geotechnical and environmental studies
  • Responsible for monitoring the overall project schedule and advising senior staff regarding issues related to maintaining the critical path for completion
  • Responsible for preparing monthly executive project summaries
  • Responsible for preparing monthly draws
  • Work in conjunction with the construction contractor (internal or external) assigned to the project to ensure project planning, phasing, turnover and schedule are all executed efficiently for the maximum benefit of the project
  • Responsible for managing submittals and requests for information that require owner input and/or review
  • Responsible for maintaining owner related records and documentation management.
  • Work in association with Construction Project Manager(s) whether internal or third party contractor
  • Serve as point of contact between Buckingham Companies and its outside consultants, utility providers, municipalities, and zoning authorities
  • Coordinate with internal resources as well as outside resources including various engineering disciplines, architectural firms, and legal entities required for each project
  • Prepare reports, correspondence and other administrative paperwork in a timely, professional and accurate basis
  • Acts as the owner rep on all projects
  • Ensure company policies, procedures and guidelines are complied with in a professional manner and are demonstrated in all oral and written communications
  • Willingness to travel as dictated by projects, performance goals, job description or as directed by supervisor
  • Other duties as assigned by supervisor
