Assistant Property Manager

Triangle Equities is a New York City based, full-service, real estate development and investment firm.  With over three decades of experience in the financing and development of complex real estate projects, including many public-private partnerships, Triangle currently has a development pipeline of over 1.5 million square feet of mixed-use real estate projects.  As a long-term holder of the properties it develops, Triangle presently owns and operates over 1 million square feet of commercial real estate in the New York tri-state area. 

Triangle’s hands-on approach is a critical component of its success and has ensured positive and enduring tenant relationships through an emphasis on community relations and comprehensive maintenance practices at each of its properties.  Triangle emphasizes the importance of building and preserving great relationships with tenants, ensuring the economic viability of its properties.


The Assistant Property Manager will be involved in supporting the management of property operations at numerous assets throughout the New York metropolitan area.  The role will report to the Director of Property Management and include exposure to the firms’ accounting, administrative, development and asset management teams.    The role requires an inter-disciplinary skillset including communicating with tenants; coordinating and managing outside vendors and contractors; budgeting and managing operational expenses; and identifying and implementing capital improvements that will increase the efficiency and value of the properties.


Responsibilities will include:

  • Coordinate with tenants, contractors and field staff on the day-to-day operations of the current portfolio
  • Manage vendor and subcontractor contract award process, including preparation of requests for proposals; leveling of bids; and contract preparation
  • Creation and management of annual property operating budgets, including semi-annual re-forecasting
  • Assist with creation and execution of property capital budgets
  • Assist in establishment and implementation of building maintenance procedures and monitoring
  • Assist in establishment of work order management
  • Assist in staffing of maintenance personnel
  • Assist in tenant installation and coordination with asset management and development teams
  • Assist Director of Property Management with all property, office and IT work
  • Assist in review and approval of property management related invoices and payments
  • Manage building violations, including remedy, negotiation and payment of associated fines
  • Assist in oversight of parking operations

Requirements:

  • Four years work experience in real estate or related fields, preference for property management experience
  • Strong interest in the real estate industry
  • Excellent work ethic; self-motivated, capable of effective and independent judgment
  • Attention to detail, organized and able to manage multiple priorities
  • Excellent communication skills
  • Strong aptitude with Microsoft Excel and the Microsoft Office suite
