What is Cornell University and what is the Asset Management team?
Cornell University, unique among peers, is both the federal land-grant institution of New York State, a private endowed university, and a member of the Ivy League. The Asset Management team belongs to the EVP and CFO s organization, and provides central financial and commercial real estate functions in support of the university s academic mission. What you will do:
As the Asset Management Analyst, you will play a critical role in the Asset Management team and the University overall. Cornell is at an exciting stage in its development where we are modernizing and expanding our physical facilities. We are continuing to expand our footprint in NYC with the build out of Cornell Tech which is on track to be completed in 2043. Once finished, the Tech Campus will have a total construction of 2 million square feet with 2.5 acres of public open space. In Ithaca, the University is committed to providing 2,000 new beds for student housing along with a new dining facility on our North Campus. If that s not enough, we also have a 35 acre urban master planning project known as the East Hill Village Redevelopment Plan in the works.

So, how do you factor into all this activity? Well, we are counting on you to utilize analytical tools and skills to perform financial analyses and assist in recommendations and decisions on real estate investment, development and asset management activities and relationships. As you can see we have a lot of major projects happening all at once and we need you to ensure our financial forecasts and analyses on these investments are accurate and regularly updated to reflect changing market conditions. You will:

  • Construct, refine and maintain comprehensive asset management plans to support strategic initiatives in real estate asset management and attendant Joint Ventures
  • Construct, refine and maintain comprehensive Excel-based financial models to support strategic initiatives in real estate asset management and attendant Joint Ventures
  • Work with the broader real estate team to support its activities; including development, management and capital decisions of and for the University s real estate.
  • Assess and interpret detailed financial reporting and annual budgets for our Projects, identifying key variances and discrepancies in order to provide accurate and timely financial overview to CFO and Executive Management Team for decision making purposes
  • Provide decision-making support for key leasing, acquisition, disposition decisions and over time take-on responsibility for these initiatives on select projects
  • Perform various investment and underwriting processes as requested, including reviewing asset management plans, leases and financial statements
  • Support CFO and Executive Management Team with ad-hoc analytical reports
  • Continually innovate processes to drive efficiencies

What we need:
We need a strategic, data-minded collaborative professional who understands the value of analyzing information to guide business decisions

    • Bachelor s degree in Real Estate, Finance, Accounting, Business or Economics-related fields, ideally with minimum 3 years work experience and / or course credits in financial modeling
    • Extremely accurate and detailed-oriented with strong quantitative, analytical, and problem-solving skills
    • Interested in the commercial real estate sector
    • Intellectually curious and self-motivated
    • Advanced proficiency and strong modelling ability in MS Excel
    • Ability to represent, communicate and present outputs using MS Excel, PowerPoint and Word

  • Graduate degree in Real Estate, Finance, Accounting, Business or Economics
