OPPORTUNITY

Immediate opening in our Palm Beach Gardens, FL office for a Construction Manager for K&P’s Retail Division. Will lead all construction and tenant coordination activities for the portfolio.  Ability to travel between job sites daily is required. Work involves occasional overnight travel within Florida.

 

KEY RESPONSIBILITIES / DUTIES

Reporting to the VP – Retail Operations, the Construction Manager will:

  • Lead design, permitting and construction processes from conceptual estimating to completion.
  • Create and maintain project schedules to ensure on-time, on-budget results.
  • Perform all tasks related to gathering the required information for leasing to market spaces in the portfolio including the review of LOI’s and assisting in the negotiating of tenant work letters.
  • Collaborate with architects, brokers, and property managers during all phases of the construction process.
  • Prepare RFP’s, obtain and review bids and negotiate contract terms including the preparation of AIA documents with input from legal.
  • Qualify and select General Contractors for specific projects.
  • Establish work budgets and ensure adherence to client specifications in the execution of construction work outlined in lease agreements.
  • Interface with local governments to obtain approvals for development and redevelopment projects.
  • Troubleshoot design and construction issues as they arise.
  • Monitor construction activity progress and liaise with contractor teams.
  • Manage, inspect and approve contractor’s work to assure quality construction and adherence to the approved plan, specifications, contract documents and codes.
  • Interface with tenants regarding construction timing and issues throughout the construction process.
  • Administer contractor and consultant contracts including documents, qualifications, bids, change orders, insurance certificates, bonds, pay applications, invoices, NTO’s, lien waivers etc.

 

SKILLS & QUALIFICATIONS

  • Experience with design and construction of retail properties.
  • Strong construction industry technical knowledge.
  • Conscientious and detail-oriented. 
  • Cognizant of situations where supervisors need to become involved.
  • Strong time management and prioritization skills.
  • Strong analytical skills with the ability to present in a clear and concise written or verbal format.
  • Strong communication and interpersonal skills especially effective conflict resolution.
  • Poise, tact and diplomacy in dealing with others.  
  • Ability to prepare accurate budgets and track expenditures proactively.
  • Must hold a Florida Drivers’ License and be considered insurable by the company’s business automobile insurance company.
  • Must be able to operate a motor vehicle and travel as required.

EDUCATION AND EXPERIENCE

  • 5 - 7 years’ experience in commercial construction and tenant coordination with a degree in architecture, construction management or engineering.
  • GC license preferred.
  • AutoCad helpful.
  • Proficiency in Microsoft Outlook, Word and Excel.


    ENVIRONMENT

  • Regularly works both outdoors and indoors.
  • Required to stand and walk outdoors as required and walk job sites on potentially rugged terrain and in South Florida heat and weather conditions.
  • May require climbing ladders to access roofs.
  • Will use hands to handle or feel objects, tools or controls and reach with hands and arms.
  • May frequently lift and/or move up to 30 pounds.
  • Will use close vision, distance vision, peripheral vision, depth perception and focus.
