Summary:

This position is primarily responsible for performing the Property Manager role for the largest owner and developer of industrial real estate in the Boise, ID area. Preferred background includes a minimum of three (3) years of experience in property management and the ability and desire to take ownership of the position

 

Core duties and responsibilities include the following, other duties may be assigned.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Work effectively with the ownership, Office Staff, and Tenant, Client and Vendor representatives.  Manage budgeting, and property operations activities, and Vendor and Tenant interactions.

 

Oversee vendor contracts, and process proper documentation with vendor invoices when submitting to accounting department.

 

Perform property inspections; assist in the creation, scope and conduct of Vendor bidding process. 

 

Assist Construction Manager to ensure that all vacant space is in good leasing condition.

 

Work with Construction Manager obtaining proposals for building and tenant improvement work as well as regular service contracts.

 

Work with Marketing Manager to updating all marketing of vacancies on company website and 3rd party sites as appropriate.

 

Ensure that all corporate building signage is in place for marketing space for lease or sale as appropriate.

 

Oversee processing of all incoming A/P invoices, including general ledger coding, appropriate approvals and copies for property records.

 

Prepare documentation for accounting department for tenant billings and send to Tenants/Vendors as required.

 

Prepare work orders based on Tenant and Management requests; allocate work orders to Building Engineer and follow up until completed.

 

Oversee the maintaining and updating of all Vendor/Tenant Certificates of Insurance and HVAC Service Contract records.

 

Prepare written and verbal correspondence including; letters, memos, lease documents, agreements, check requests, tenant adjustments, lease abstracts, commencement letters, new Tenant turnover, obtaining current tenant information, Tenant file setup and service contracts.

 

Manage Assistant Property Manager.

 

Assist in answering phone calls, when needed, and providing first point of customer service to tenants and vendors.

 

Demonstrate problem solving abilities and the exercise of prudent judgment; inform and update ownership of all pertinent information and issues.


QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

 

EDUCATION AND/OR EXPERIENCE:   

Bachelor's degree (B.A.) from four-year College or university with a minimum of three (3) years related experience and/or training; or equivalent combination of education and experience.

 

LANGUAGE SKILLS:

Have the ability to read and interpret documents such as leases, safety rules, code requirements, operating and maintenance instructions, and procedure manuals.  Proficiently write routine reports and speak effectively to customers or employees of the organization.

 

MATHEMATICAL SKILLS:

Have the ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area and apply concepts of basic algebra and geometry.

 

REASONING ABILITY:

Ability to apply common sense and understanding to carry out instructions furnished in written, oral, or diagram form. Competence and decision-making skills to deal with problems involving several concrete variables in standardized situations.

 

COMPUTER SKILLS:

To perform this job successfully, an individual should have knowledge of Microsoft Office, Outlook, Accounting software, preferably MRI; Database software and Internet software. 

 

OTHER SKILLS AND REQUIREMENTS:

Individual should be comfortable with use of smartphone technology and be able to respond to email while working off-site and on weekends in case of after-hour emergencies on such device.

 

LOCATION:

The management portfolio is primarily focused in Boise, Meridian and Nampa in the Idaho Treasure Valley.
